In any PUD Planned Unit Development, land, buildings or premises
shall be used by right only for only one of the following:
A. Garden apartments, townhouses and other multifamily projects.
C. Single-family detached houses.
The policy of the Township is to consider the allocation of
land for multifamily projects on a gradual phasing basis so as to
ensure harmony and compatibility with existing residential patterns
throughout the Township. To implement this policy, the Township will
evaluate the expected impact of any proposed development on traffic,
land use patterns, population, utilities, municipal services, environmental
conditions, market conditions, the Master Plan and any other features
that may be relevant as determined by the Township. Based on these
findings, the Township will determine the proper number of multifamily
units to permit each year and the maximum number of units per project.
Only the following accessory uses shall be permitted:
A. Customary accessory residential uses, including private garages and
utility sheds. However, professional offices shall not be permitted.
Utility sheds shall not be allowed in rental projects unless they
are provided by the owner in a single and unified area.
The following area and bulk regulations shall apply:
A. Maximum density: five units per gross acre.

While this is the maximum density permitted, it is hereby noted
that this density may not necessarily be achieved in all cases. In
some developments, less than maximum density may be achieved, depending
on the evaluation results. The applicant may try to achieve the maximum
allowed density, but this maximum density is not automatically granted
by this article. Net residential density for areas of the planned
unit development devoted to single-family detached dwellings, which
shall occupy not less than 1/4 nor more than 1/3 of the net residential
area, shall not exceed three units per net acre; areas devoted to
townhouses shall not exceed 30% of the total net residential area
exclusive of single-family detached dwellings and shall have a density
of not less than six nor more than 10 units per net acre; areas devoted
to two-story garden apartments shall not exceed 12 units per net acre.
(2)
Freshwater wetlands, as defined in the New Jersey Freshwater
Wetlands Protection Act of 1987, N.J.S.A. 13:9B-1 et seq., one-hundred-year
floodplains, floodways and flood hazard areas are not included in
gross acreage for the purpose of calculating units per gross acre.
B. Maximum building height: 35 feet.
C. Minimum distance between buildings: 26 feet.
D. Minimum front yard depth:
(1)
Twin homes: 20 feet, measured from the face of the building
to the nearest curbline or property line.
(2)
Single-family homes: 30 feet, measured from the face of the
building to the nearest curbline or property line.
(3)
Townhouses: 20 feet, measured from the face of the building
to the nearest curbline or property line.
E. Minimum rear yard depth:
(1)
Twin homes: 22 feet, measured from the face of the building
to the nearest curbline, visible structure or property line.
(2)
Single-family: 30 feet, measured from the face of the building
to the nearest curbline or property line.
(3)
Townhouses: 25 feet, measured from the face of the building
to the nearest curbline, visible structure or property line.
F. Side yard setback:
(1)
Twin homes: Seven feet minimum with an aggregate of 15 feet
for both, measured from the face of the building to the nearest curbline,
visible structure or property line.
(2)
Single-family: 10 feet minimum each side, measured from the
face of the building to the nearest curbline, visible structure or
property line.
(3)
Townhouses: 26 feet between each building, measured from the
face of the building to the nearest curbline, visible structure or
property line.
G. Perimeter setback: No unit shall be closer than 75 feet to an existing
perimeter street.
