The following uses shall be permitted in all districts: church,
synagogue or other religious building; public school; public park,
public recreation building or area; public library; government building
or use; parking area for a principal permitted use as required by
this chapter.
The following are permitted uses in residence districts:
A. In all districts.
(2) Special permit uses:
(d)
Nonprofit membership club.
(f)
Public utility structure or yard.
(g)
One-family dwelling used on a seasonal basis.
(h)
Private nonprofit recreation area.
(3) Accessory uses:
(e)
Customary accessory structures to a dwelling use, such as a
playhouse, toolhouse, garden house or greenhouse.
B. In R-1 or R-2 Districts only.
(1) Principal uses:
(a)
Farm or other agricultural use.
(2) Special permit uses:
(a)
Two-family dwelling, provided that the dwelling is in existence
on the lot prior to the adoption of this chapter, the total floor
area devoted to dwelling purposes is not less than 2,000 square feet
and the lot area is not less than 10,000 square feet.
(3) Accessory uses:
(a)
Farm products stand operated solely on a seasonal basis.
D. In RM Districts only.
(1) Principal uses:
(b)
Same as R-1, R-2 and R-3 Districts.
The following are minimum lot, yard and coverage requirements
in residential districts:
A. Minimum area of lot in square feet:

The following are permitted uses in nonresidential districts:
A. In B-1 and B-2 Districts only.

Commercial recreation building.

Automotive sales building.
(o)
Laundry or dry-cleaning pickup station.
(p)
Business or other school.
(2) Special permit uses:
(d)
Gasoline service station.
(e)
Outdoor commercial recreation use.
(f)
Public utility structure or yard.
(j)
Outdoor automobile sales lot.
(k)
Manufacturing use meeting the use requirements of the M-1 District,
provided that not more than 3,000 square feet of floor area is so
used.
(3) Accessory uses:
(a)
Interior storage and warehousing.
B. In M-1 Districts only.
(1) Principal uses:
(a)
Manufacturing operation, provided that no objectionable noise,
dust, glare, vibration, odor, smoke or effluents be apparent beyond
the boundary of the lot.
(e)
Automotive sales, service and repair.
(f)
Gasoline service station.
(g)
Public utility building and yard.
(j)
Other industrial uses meeting the requirements for a manufacturing
operation.
(3) Accessory uses:
(a)
Retail sales incidental to a permitted principal use.
The following are lot, yard and coverage requirements in nonresidential
districts:

Notwithstanding the provisions of any other section of this
chapter, the following uses of buildings or land shall be prohibited
in all districts:
B. Waste material storage or processing; dump.
C. Use, processing or reduction of animal matter in a manner to cause
odor beyond the boundaries of the lot.
E. Migratory labor camps, as defined in §
181-3.
Every building or structure hereafter erected on a lot adjoining
or adjacent to Main Street shall be set back 50 feet from the nearest
right-of-way line of Main Street or 50 feet plus 1/2 of the right-of-way
width of Main Street, except in the area between Kimble Street and
School Street and its projection westward.
