A. 
Land use districts. For the purpose of this chapter, the Town of Cazenovia is hereby divided into the following land use districts:
(1) 
Rural A (RA) District. The purpose of this district is to protect the agrarian, rural character of the Town by limiting the allowed uses and form of uses in this district. The Rural A Zoning District is the largest land use district in the Town of Cazenovia. This district encourages conservation and cluster development and construction primarily of residential and other compatible uses.
(2) 
Rural B (RB) District. The purpose of this district is to protect the agrarian, rural character of the Town while creating opportunity for appropriate light industry, light manufacturing, professional offices, nonretail commercial (in certain areas of the Town) and similar land uses in a setting that will limit the visual impacts of such uses on larger tracts of land. However, this district will not allow new single-family residential uses.
(3) 
Lake Watershed and Riparian Corridor (LW&RC) District. The purpose of this district is to protect the quality of Cazenovia Lake and its watershed, as well as certain riparian corridors (within 100 linear feet of the center line of Chittenango Creek, Limestone Creek and certain DEC-classified tributary streams as shown on the Cazenovia Zoning Map) in the Town by controlling land uses which could be detrimental to these sensitive areas.
B. 
Overlay districts.
(1) 
In addition to these land use districts, the following overlay districts are hereby created:
(a) 
Agriculture Overlay (AO) District. The purpose of this district is to provide land use regulations which encourage agricultural land uses and similar uses supportive of farms and farming.
(b) 
New Woodstock Hamlet Overlay (NWHO) District. The purpose of this district is to maintain the mixed-use traditional character of the existing Hamlet of New Woodstock.
(c) 
New Woodstock Central Business Overlay (NWCBO) District. The purpose of this district is to allow for additional commercial uses in the central portion of the New Woodstock Hamlet area.
(d) 
Commercial Overlay (COMO) District. The purpose of this overlay district is to allow areas for light manufacturing, retail and nonretail commercial (in certain designated areas of the Town), professional office, agricultural and associated businesses, and agribusiness and research facilities on large tracts of land. Such areas may also include certain housing and limited commercial uses supported in the Rural B District, as well as uses and accessory uses intended to support the allowed primary uses.
(e) 
Industrial Overlay (IO) District. The purpose of this district is to provide land use controls for certain specified uses more appropriate to an industrial district.
(f) 
Wellhead Protection Overlay (WPO) District. The purpose of this overlay district is to protect the residents of the Town and Village through the prevention of contamination of groundwater in the vicinity of areas that supply public drinking water to the residents of the Town and Village of Cazenovia and the Hamlet of New Woodstock.
(g) 
Village Edge Overlay (VEO) District. The purpose of this overlay district is to provide for a village-type density for designated uses and parcels which demonstrate the ability to provide public water and sewers. This overlay district shall be located in the area abutting the existing eastern boundary of the Village of Cazenovia and specifically prohibits retail sales on parcels contiguous with the south side of U.S. Route 20.
(2) 
Overlay districts do not change the use and dimensional requirements of the underlying land use districts unless specifically so stated in this chapter. They are not intended to prohibit development, but rather to assure that the siting and design of development is sensitive to environmental resources and does not preclude possible future public acquisition or use. On any given parcel of land, more than one overlay district may apply.
Unless otherwise so stated, the boundaries of these districts are hereby established on the maps entitled "Town of Cazenovia Zoning Map — Base Zones and Overlay Zones" and "New Woodstock Central Business Overlay District," adopted by the Town Board and certified by the Town Clerk, which accompany and are hereby declared to be a part of this chapter. Unofficial photo-reductions of these maps are appended to this chapter for reference purposes.[1]

The official zoning maps shall be kept in the office of the Town Clerk and shall be reviewed for accuracy and updated as necessary. If changes are made in district boundaries or other matters portrayed on the zoning maps, such changes shall be noted by the Town Clerk on the official zoning maps promptly after the amendment has been approved by the Town Board.
A. 
Location of boundaries. Where uncertainty exists as to the boundaries of districts as shown on the Zoning Map(s), the following rules shall apply:
(1) 
Boundaries indicated as approximately following the center line of streets or highways shall be construed to follow such center lines.
(2) 
Boundaries indicated as approximately following platted lot lines shall be construed to follow such lot lines.
(3) 
Boundaries indicated as following shorelines of streams, lakes and reservoirs shall be construed to follow such shorelines and, in the event of change in the shoreline, shall be construed as moving with the actual shoreline.
(4) 
Where overlay districts or other boundaries are based upon natural features such as slopes, topographic contour lines, watershed boundaries, soil types or ecological communities, such boundaries may be more precisely established through field investigation by a qualified professional.
B. 
Lots in more than one district. Where a land use district boundary line divides a lot in a single ownership existing at the time of enactment of this chapter, the use authorized on and the district requirements of the more restricted portion of such lot may extend up to a maximum of 50 feet into the less restricted portion of the lot. This provision shall not apply to overlay district boundaries.
