In Commercial Overlay (COMO) Districts, only the following structures
and uses shall be permitted:
A. All uses allowed as of right in the RA District.
B. Assembly, fabrication or packaging of previously prepared materials.
I. Emergency service facility.
L. Golf course/country club.
N. Horticulture, landscape service, garden center, florist operation.
O. Hospital, clinic, health care and medical office.
P. Packaging of pharmaceutical and/or food products.
T. Recreational and entertainment facilities (indoor/outdoor).
W. Scientific and technical services.
Y. Silviculture and associated processing.
CC. Veterinary practice (animal hospital, animal clinic).
The following structures and uses shall be permitted in the COMO District only upon the issuance of a special use permit (and, where applicable, site plan approval from the Planning Board) by the Zoning Board of Appeals as provided in §
165-114 of this chapter:
A. Animal day care, kennel or shelter.
C. Outdoor seating/assembly area.
E. Retail sales (solely for parcels bounded by the north side of Route
20).
In COMO Districts, all structures and uses shall be subject
to the dimensional area and yard regulations of the underlying base
zoning and, where applicable, all of the special requirements of any
overlapping overlay district or as otherwise specifically provided
in this chapter (e.g., the Wellhead Protection Overlay District regulations).
