In Industrial Overlay (IO) Districts, only the following structures and uses shall be permitted:

All uses allowed as of right in the RB District.[1]

B. 
Construction services (which use shall not allow the outdoor storage of construction materials or equipment).
C. 
Private club.
D. 
Silviculture and associated processing.
The following structures and uses shall be permitted in the IO District only upon the issuance of a special use permit (and, where applicable, site plan approval from the Planning Board) by the Zoning Board of Appeals as provided in § 165-114 of this chapter:

Adult uses.
B. 
Animal day care, kennel or shelter.
C. 
Assembly, fabrication or packaging of previously prepared materials.
D. 
Hotel and motel.
E. 
Light manufacturing.
F. 
Manufacturing.
G. 
Outdoor seating/assembly area.
H. 
Packaging of pharmaceutical and/or food products.
I. 
Recreational and entertainment facilities (indoor/outdoor).
J. 
Restaurant.
K. 
Sawmill.
L. 
Self-storage.
M. 
Temporary outdoor sales.
N. 
Transportation.
O. 
Warehousing.
P. 
Welding.
Q. 
Brewery.
R. 
Cidery.
S. 
Distillery.
T. 
Nursery or greenhouse.
U. 
Winery.
In IO Districts, it is specifically noted that all structures and uses shall be subject to the dimensional area and yard regulations of the underlying base zoning and, where applicable, all of the special requirements of any overlapping overlay district or as otherwise specifically provided in this chapter (e.g., Wellhead Protection Overlay District regulation).
A. 
Site plan. The applicable regulations for site plan approvals as set forth in Chapter 133 shall apply to all uses where so determined by that law.
B. 
Accessory structure allowed. A principal use and structure may also have one accessory structure, provided such accessory structure is secondary to the principal use and structure and is commonly considered to be associated with the principal use. Notwithstanding the above, a principal use may also separately have one pool. In addition, such principal use and structure may also have additional accessory structure(s) only upon the issuance of a special use permit by the Zoning Board of Appeals, as provided in § 165-114 of this chapter (and, where applicable, site plan approval from the Planning Board).
