In Village Edge Overlay (VEO) Districts, only the following
structures and uses shall be permitted:
A. All uses allowed under the Rural A District shall be allowed with
the same lot area and yard regulations when there is no proposal for
connection to a public sewer or water system.
All specially permitted uses allowed in the Rural A District
shall be specially permitted uses in the Village Edge Overlay District and the following additional specially permitted uses:
A. Administrative and management services.
B. Apartment complex and senior housing.
D. Continuing-care and nursing home.
H. Home occupation in a previously existing principal residential structure (subject to the provisions of §
165-100).
J. Recreational and entertainment facilities (indoor/outdoor).
K. Retail sales (solely for parcels bounded by the north side of Route
20).
In VEO Districts, all structures and uses shall be subject to
the following dimensional area and yard regulations only where there
is demonstration of connection to public sewer and water services:
A. Village Edge North (those parcels located in the Village Edge Overlay
District north of U.S. Route 20).
(1) Minimum lot size.
(a)
Single-family residential: 8,000 square feet.
(b)
Two-family residential: 16,000 square feet.
(c)
Multifamily: 20,000 square feet.
(d)
Commercial: 20,000 square feet.
(2) Maximum lot area.
(a)
Single-family residential: 40,000 square feet.
(b)
Two-family residential: 40,000 square feet.
(3) Minimum/Maximum front yard setback.
(a)
Single-family residential: 20 feet to 30 feet.
(b)
Two-family residential: 20 feet to 40 feet.

Multifamily: 20 feet/none.
(d)
Commercial: 20 feet/none.
(4) Minimum side yard setback.
(a)
Single-family residential: 10 feet.
(b)
Two-family residential: 10 feet.
(5) Minimum rear yard setback.
(a)
Single-family residential: 30 feet.
(b)
Two-family residential: 30 feet.
(6) Minimum/Maximum lot width at road frontage.

Single-family residential: 50 feet to 200 feet.

Two-family residential: 90 feet to 200 feet.

(8) Maximum number of residential structures per lot: one principal, one accessory and one pool; provided, however, that additional accessory structure(s) may be allowed only upon the issuance of a special use permit by the Zoning Board of Appeals, as provided in §
165-114 of this chapter (and, where applicable, site plan approval from the Planning Board).

Single-family residential: 40,000 square feet.
(3) Minimum/Maximum front yard setback.

(6) Minimum/Maximum lot width at road frontage.

(9) Maximum impervious surface (If property is within the Aquifer Protection
Overlay District, the requirements of the overlay district shall supersede
these provisions.):

Maximum commercial building footprint: 3,500 square feet.
It is the intent of these regulations to allow for retail sales
only for those parcels bounded by the north side of Route 20 in the
VEO District. Retail sales shall be prohibited for all uses on parcels
bounded by the south side of Route 20 in the VEO District. For purposes
of this article, the prohibition of retail sales shall not include
the incidental sales of items associated with an otherwise permitted
primary commercial use when such sales of items are less than 10%
of the total revenue of the commercial operation on an annualized
basis. The burden of proof of such sales is upon the property owner/applicant.
