Any use permitted in the R-1 Residential Zone is permitted in the R-4 Residential Zone.
The following requirements must be complied with in the R-4 Zone:
A. 
Height. The height of a principal structure shall not exceed 2 1/2 stories or 35 feet, whichever is the lesser. The height of an accessory structure is regulated in § 105-6.
B. 
Front yard. There shall be a front yard of not less than 40 feet.
C. 
Side yards. There shall be two side yards, and no side yard shall be less than 15 feet.
D. 
Rear yard. There shall be a rear yard of not less than 25 feet.
E. 
Minimum lot width. Minimum lot width at the building setback line shall be 75 feet.

G. 
Minimum lot area. There shall be a minimum lot area of 15,000 square feet, measured within 150 feet of the front street property line.
H. 
Any lot in the R-4 Zone shall be required to show a reserve septic area in addition to the septic area proposed for the dwelling at the time of construction, with soil logs and percolation test results submitted pursuant to § 90-7E(2)(e).

I. 
Where alterations of a home incorporate steps or a front porch that would encroach on the front yard setback, these shall be permitted as long as the extension is no greater than five feet into the prevailing setback. Said porch shall extend not more than 1/2 the width of the building.

J. 
Where alterations to a home require encroachment into the front yard, the required setback shall be determined to be the prevailing setback.

K. 
Where a deck is to be extended to the rear of a dwelling with an existing encroachment into a side yard setback, the deck may be extended, provided it does not encroach more deeply than the existing condition.

L. 
Driveways, walls and fences shall be permitted to extend to the side and rear property line, but not to the front property line. No structure shall be permitted to block sight distance at driveways.

M. 
Vertical additions to buildings currently encroaching on setback shall be permitted, provided the building may be maintained without requiring access to neighboring properties, and further provided that the improvement shall not exceed the maximum height in the zone nor be more than 1.5 times the height of adjacent homes.
