The permitted primary uses include:
Manufacture and assembly of building materials; electrical appliances and supplies; electrical items; jewelry, clocks and watches; musical, professional and scientific instruments; optical goods; silverware; tools and hardware; and other similar industrial uses.
Business establishments, wholesale.
Warehouses or storage within a completely enclosed building, excluding storage of hazardous materials.
All uses enumerated in § 105-76 are permitted as accessory uses.
The following conditional uses may be authorized, subject to the provisions of Article VII:
Restrictions and prohibited uses shall be the same as those enumerated in § 105-77.
Height. The maximum height of a structure, measured at the minimum required setback line for all required yards, shall be 35 feet. Any building or portion of a building may exceed the height limitation by as much as 15 feet, provided that said portion of the building is set back an additional one foot for each foot of height in excess of 35 feet.

Front yard. There shall be a front yard of not less than 95 feet, measured from the center line of the street. Off-street parking is not permitted.
Side yards. There shall be two side yards, and no side yard shall be less than 75 feet. Off-street parking, as regulated in Article V, is permitted in the side yard, provided that no parking area is closer than 10 feet to a building or property line nor 25 feet to a street right-of-way or residential zone.
Rear yard. There shall be a rear yard of not less than 75 feet. Off-street parking, as regulated in Article V, is permitted in the rear yard, provided that no parking area is closer than 10 feet to a building or property line nor 25 feet to a street right-of-way or residential zone.
Minimum lot area. There shall be a minimum lot area of 10 acres (435,600 square feet), measured within 1,000 feet of the front street right-of-way.
Maximum building coverage. The total ground floor area of all buildings shall not exceed 40% of the total lot area.
A building permit or certificate of occupancy shall be issued only when the intended use will not exceed the limitations or violate the performance standards as set forth in § 105-79.
