The purpose of this district is to protect older, established
neighborhoods comprised primarily of single-family dwellings on small
lots, to provide opportunities for limited commercial development
on properties that front on arterial or collector roads, to provide
services to the immediate neighborhoods and local traffic, and to
provide for compatible public, semipublic and accessory uses as conditional
uses or uses by special exception.
In the R-4 Medium-Density Residential District, only the following
uses are authorized:

In the R-4 Medium-Density Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article
XV:
A. Minimum lot area:
(1) Single-family dwelling: 0.25 acre (10,890 square feet).
(2) Two-family dwelling: 0.33 acre (14,520 square feet).
(3) All other principal uses: one acre (43,560 square feet).
B. Minimum lot width:
(1) Single-family dwelling: 80 feet.
(2) Two-family dwelling: 90 feet.
(3) All other principal uses: 150 feet.
C. Maximum lot coverage: 25%.
D. Minimum front yard:
(1) Single-family and two-family dwellings: 30 feet.
(2) All other principal uses: 40 feet.
E. Minimum rear yard:
(1) Principal structures: 40 feet.
(2) Accessory structures: 20 feet.
F. Minimum side yard:
(1) Single-family and two-family dwellings: 10 feet.
(2) All other principal structures: 15 feet.
(3) Accessory structures: 10 feet.

I. Maximum height:
(1) Mid-rise apartments: six stories, but no more than 75 feet.
(2) High-rise apartments: 10 stories, but no more than 120 feet.
(3) All other principal structures: three stories, but no more than 45
feet.
(4) All accessory structures: one story, but no more than 20 feet.
