In the R-2 Residence District, the following use and area regulations
shall apply:
A. Use regulations. A building may be erected or used and a lot may
be used or occupied for any of the following purposes and no other:
(1) Any use permitted in the R-1 Residence District, except the conditional uses listed in §
340-10A(6).

(2) Two-family detached dwellings.
(3) Single-family or two-family semidetached dwellings, provided that
the adjoining semidetached dwelling with which it has a party wall
in common is erected at the same time.
(5) Garden apartments which are defined, for the purpose of this chapter,
as buildings or structures containing two or more dwelling units so
arranged and designed that each dwelling unit shall have each of the
following characteristics: Each dwelling unit shall have at least
600 square feet of floor space, shall have only one bedroom, shall
be designed to be occupied by no more than two persons, shall be built
around and face a common court or parking area having a driveway entrance
from a public street or highway and shall have a separate front entrance
from said court or parking area.
(6) Unless otherwise specifically permitted within this chapter, no more
than one principal dwelling or principal building shall be permitted
on one lot, and no more than one principal use shall be permitted
on one lot.

B. Area regulations.
(1) Lot area and width. A lot area of not less than 3,000 square feet
per family shall be provided for every building hereafter erected
or used, in whole or in part, as a dwelling. The minimum lot width
at the building line shall be 50 feet for detached buildings and 30
feet for semidetached buildings.
(2) Building area. Not more than 40% of the area of each lot may be occupied
by buildings.
(3) Front yard. There shall be a front yard on each street on which a lot abuts, which shall be not less than 25 feet in depth, except as provided in §
340-28 hereof. The front yard on the long side of a corner lot may be reduced to a depth of not less than 10 feet.
(4) Side yards.
(a)
For every detached building, there shall be two side yards on
each lot, which shall be not less than 16 feet in aggregate width
and neither of which shall be less than six feet in width.
(b)
For every semidetached building, there shall be one side yard
on each lot, which shall be not less than eight feet in width.
(5) Rear yard. There shall be a rear yard on each lot, which shall be
not less than 25 feet in depth.
