This chapter shall be known as the "Mobile Home Court Ordinance of the Town of Schroeppel" and shall be for the purpose of promoting and maintaining a high-quality, desirable residential environment within mobile home courts in the Town of Schroeppel and of promoting the public health, safety and welfare of the inhabitants of the Town of Schroeppel.
A. 
Terms defined. As used in this chapter, the following terms shall have the meanings indicated:
APPLICATION
Includes forms available from the Town Clerk, together with all maps, exhibits, data, amendments, supplements and self-imposed restrictions and regulations furnished by the applicant.
COMMON AREA
Any area or space designed for joint use of tenants occupying mobile home courts.
DRIVEWAY APRON
Hard-surfaced access from a paved street to a mobile home stand.
EASEMENT
A vested or acquired right to use land, other than as a tenant, for a specific purpose, such right being held by someone other than the owner who holds title to the land.
FRONT YARD
The area of the mobile home lot which lies between the street line and the front of the mobile home stand.
MOBILE HOME
A movable living unit designed for year-round occupancy, equipped with a chassis and provided with plumbing, heating and electrical equipment and facilities.
MOBILE HOME COURT OR PARK
A parcel of land under single ownership which has been planned and improved for the placement of two or more mobile homes for nontransient use.
MOBILE HOME LOT
A parcel of land rented for the exclusive use of the occupants of a single mobile home.
MOBILE HOME STAND
That part of a mobile home lot which has been reserved for the placement of a mobile home, appurtenant structures or additions, including driveway apron and patio; not including, however, that portion of the driveway apron lying between the front lot line and the front of the mobile home.
PATIO
A hard-surfaced outdoor living space designed to supplement the mobile home living area.
PLAT
A map, plan or chart of a subdivision or area indicating the location and boundaries of mobile home lots.
PLOT
A parcel of land consisting of one or more lots or portions thereof which is described by reference to a recorded plat or by metes and bounds.
PRIVATE STREET
A private way which affords principal means of access to abutting individual mobile home lots and auxiliary buildings.
PROPERTY LINE
A recorded boundary of a plot.
PUBLIC STREET
A public way owned by a municipality.
PUBLIC SYSTEM
A system which is owned and operated by the Town or an improvement district thereof or by any other unit of government or by an established public utility company.
RIGHT-OF-WAY
The area, either public or private, over which the right of passage exists.
SIDE YARD
The area of the mobile home lot which lies between the mobile home lot line and the mobile home stand side line.
SITE
A parcel of land consisting of one or more lots or portions thereof which is described by reference to a recorded plat or by metes and bounds.
TENANT STORAGE
An enclosed space designed to provide auxiliary general storage space for an individual mobile home. It may be provided in current mobile home models.
YARDS
The area on the same lot with a mobile home between the lot line and the front, rear or side lines of the mobile home stand.

Word usage.
(1) 
The word "shall" indicates that which is required.
(2) 
The word "should" indicates that which is recommended but not required.
