Any activity or use in the applicable zoning districts shall
comply with the following performance standards.

No activity shall be re-activated, established, modified, constructed
or operated without having obtained valid permits and/or certificates
from the Pennsylvania Department of Environmental Resources for airborne
emissions. Such proof of compliance shall consist of duplicate copies
of such permits and/or certificates for the current time period. In
addition to the requirements of the Department of Environmental Resources,
the following requirements shall apply:
A. Dust. Dust and other similar types of air pollution borne by the
wind from storage areas, mining, quarrying, the removal of natural
materials, yards, parking areas or other open area shall be minimized
by landscaping, sealing or other acceptable means, but in no instance
shall it exceed the standards for fugitive air emissions as contained
in Title 25, Chapter 121, of the Pennsylvania Code, as it is amended
and adopted.
B. Particulate Matter. No use shall exceed the national ambient air
quality standards established in the Federal Clean Air Act or the
requirements of Titles 25 and 35 of the Pennsylvania Code, as they
are amended and adopted for particulate manner.
C. Odor. No operation shall release materials capable of becoming odorous,
either by bacterial decomposition or chemical reaction, that cause
or will cause odorous matter or vapor to be generated so as to be
readily discernible without instruments from any point along the boundaries
of each lot.
D. Smoke or Steam. No use or activity may emit visible emissions with
an opacity of more than twenty (20) percent of the outdoor atmosphere
for any period or periods totalling more than three (3) minutes in
any one (1) hour or more than sixty (60) percent at any one (1) point
in time. No use or activity may emit greater amounts of smoke or steam
than that permitted by Title 25, Chapter 121 of the Pennsylvania Code,
as it is amended and adopted.
E. Toxic Matter and Hazardous Material. Emissions of chemicals, gases,
components or elements, listed as being toxic matter or hazardous
material by the American Conference of Governmental Industrial Hygienists,
the Pennsylvania Department of Environmental Resources, or the U.S.
Environmental Protection Agency, shall not exceed any stated threshold
limit value in any industrial district. No emission of toxic matter
shall exceed fifty (50) percent of the threshold limit value in any
adjacent residential or commercial district.

Electric or electronic equipment shall be shielded such that
no interference of radio and television broadcasts shall be discerned
beyond the operator's lot line.

No activity or use shall produce a strong, dazzling light or
reflection of same beyond its lot lines. Exterior lighting shall be
shielded, buffered and directed so that glare, direct light or reflection
will not be a nuisance to adjoining properties, dwellings, streets
or districts. In no event shall a lighting intensity greater than
one (1) twenty-five hundredths (0.25) footcandle, measured at grade,
be permitted beyond the lot lines.

No activity or use shall produce heat perceptible beyond its
lot lines. Further, no use shall be permitted which would cause the
ambient water temperature, as defined by the Pennsylvania Department
of Environmental Resources, to rise or fall more than five (5) degrees
Fahrenheit during the ten (10) year, seven (7) day low flow in any
natural pond, stream, river or other watercourse.

No activity or use shall produce a sound pressure level on adjacent
property in excess of the level permitted in the following table:

The maximum permitted sound levels for residential districts
shall apply between the hours of 7:00 a.m. and 6:00 p.m. and shall
be reduced by six (6) decibels in each octave band for any other time
of day. For the purposes of the section, decibels shall mean "A"-weighted
decibels.

All materials or wastes shall be deposited upon a site in such
a form or manner that prevents contamination of surface or groundwater
resources. All waste products shall be disposed of in accordance with
regulations as they are adopted and amended by county, state, and
federal agencies.

No activity or operation shall produce at any point along the
lot line continuous earth-borne vibrations greater than the maximum
displacement as permitted in the following table:
