The purpose of this Part is to provide for the continued maintenance
of those areas of the Borough where health-care facilities are presently
located and to provide for select residential and commercial uses
that are compatible with existing uses in the area.

Land and buildings in a Health Care District shall be used for
the following purposes only:
A. Accessory buildings and uses customarily incidental to the below
when located on the same tract.
B. Adult day-care and group-care home.
C. Health care staff housing.
D. Hospitals and nursing homes.
F. MRI and similar facilities.
G. Parking lots/parking decks.
I. Professional health care offices (doctors, dentists, etc.) and facilities.
N. Single-family semidetached.
S. No-impact, home-based business.
U. Professional/business office.
W. Homestay,
as an accessory use to a permanent residential use or occupancy.

No building or structure shall have a building height in excess of 60 feet, except as allowed or modified pursuant to §
27-1511 of this chapter.

In addition to the requirements contained in this Part, development
within that portion of the Health Care District as shown on Exhibit
A shall meet the requirements contained in Part 19, Streetscape
Enhancement Overlay District.
