The intent of §
105-6 of this chapter is to provide for site plan review of development projects with potentially significant impact on Town resources and exempt from site plan review existing land use activities, land use activities that have historically occurred in the Town such as agriculture and individual, single- and two-family detached residential development and other small-scale land use activities that do not have potentially significant impact on Town resources.

All new land use activities within the Town shall require site
plan review and approval before being undertaken, except the following:
A. Construction of one-family dwellings and two single-family dwellings
on an undivided lot, placement of an individual mobile home or trailer,
ordinary accessory structures (including one accessory apartment to
an individual single-family dwelling), and related land use activities
such as home business.
B. Ordinary repair or maintenance of existing structures or uses.
C. Agricultural land uses and structures, including, but not limited
to, farm mines, which is a mine, 750 cubic yards or less, on a parcel
for which the principal use is agricultural.
D. Individual mobile homes and two mobile homes on an undivided lot, which is regulated by Chapter
79, Mobile Homes, of the Town Code.
E. Signs under 32 square feet that are not part of a project that is
subject to review.
F. Incidental landscaping or grading.
G. Two-family dwellings by conversion.
H. Land uses engaged in by and for the Town of Hartford.
Any person uncertain of the applicability of this chapter to
a given land use activity may request a written jurisdictional determination
from the Planning Board.
