In the New Woodstock Hamlet Overlay (NWHO) District, only the following structures and uses shall be permitted:
A. 
Dwelling, single-family.
B. 
Farm and farming.
C. 
Home occupation in a principal residential structure (subject to the provisions of § 165-100).
D. 
Residential accessory use.
The following structures and uses shall be permitted in the NWHO District only upon the issuance of a special use permit by the Zoning Board of Appeals as provided in § 165-114 of this chapter (and, where applicable, site plan approval from the Planning Board):
A. 
Bed-and-breakfast.
B. 
Boardinghouse/rooming house.
C. 
Day-care center.
D. 
Dwelling, two-family.
E. 
Family day-care home.
F. 
Funeral home/mortuary.
G. 
Library.
In NWHO Districts, all structures and uses shall be subject to the following dimensional area and yard regulations:
A. 
Minimum street frontage: 75 feet.
B. 
Minimum lot area: 20,000 square feet (with proof of public water and adequate septic disposal capacity).
C. 
Minimum front yard setback depth: 45 feet from the front property line.
D. 
Minimum rear yard setback depth.
(1) 
Principal structure: 30 feet.
(2) 
Accessory structure: five feet.
E. 
Minimum/Maximum height.
(1) 
Principal structure: one story (minimum); total of 35 feet maximum overall height.
(2) 
Accessory structure: No accessory structure may exceed 35 feet in height to the highest point of the roof.
F. 
Minimum side yard setback:
(1) 
Principal structure: 10 feet.
(2) 
Accessory structure: five feet.
A. 
Site plan. The applicable regulations for site plan approvals as set forth in Chapter 133 shall apply to all uses where so determined by that law.
B. 
Accessory structure allowed. A principal use and structure may also have one accessory structure, provided such accessory structure is secondary to the principal use and structure and is commonly considered to be associated with the principal use. Notwithstanding the above, a principal use may also separately have one pool. In addition, such principal use and structure may also have additional accessory structure(s) only upon the issuance of a special use permit by the Zoning Board of Appeals, as provided in § 165-114 of this chapter (and, where applicable, site plan approval from the Planning Board).
