The subdivider shall be required to furnish a bond and to pay
the following fees and costs:
A. Fees.
(1) Preliminary plan. For subdivision of less than 10 lots where all
lots are intended for agricultural or residential use, there shall
be a filing fee as set from time to time by resolution of the Borough
Council. For subdivision of 10 lots or more for agricultural or residential
use, and all subdivisions with lots intended for nonresidential or
nonagricultural use, there shall be a filing fee as set from time
to time by resolution of the Borough Council.

(2) Final plan. No fee shall be charged for filing a construction improvement
plan or a record plan, unless no preliminary plan has been filed,
in which case the fees established for preliminary plans shall be
charged. The subdivider, developer or builder shall be required to
furnish a bond, in amount and with such surety as shall be approved
by the Borough Council, to guarantee the payment of:
(a)
Engineering services: the services of the Borough Engineer,
as provided in this chapter; in addition, all costs for other engineering
and professional certification as deemed necessary.
(b)
Materials' and facilities' tests: the actual cost
of all drainage, water and/or material tests.
(c)
Inspection: the cost of Borough inspection based on the rate
as set from time to time by resolution of the Borough Council per
day or portion thereof for each inspector while on the work.

(d)
Dedication: legal fees, advertising and other costs involved
in the dedication of streets and public improvements to the Borough.
B. Bonds.
(1) A construction bond in the amount of 100% of the absolute contract
for the installment of all required improvements. In lieu of a bond,
the subdivider, developer or builder may deposit in escrow funds in
such amount as may be estimated by the Borough Engineer to guarantee
installation of all the required improvements.
(2) A maintenance bond in the amount of 10% of the absolute contract,
to continue for one year from the date of dedication of the streets
and improvements to the Borough of Sharon Hill.
