A. 
Standards, Generally. Any industrial or commercial structure that will face or abut residential use or land zoned residential use shall meet all the standards of other applicable City Codes and the most stringent provisions shall apply in cases of conflict.
B. 
Landscaping. All building development, other than single-family residences, shall make use of landscaping, trees and shrubs. Plot plans shall be submitted at the time the application for building permit is submitted and shall show the locations, sizes and type of proposed landscaping. Planting shall be maintained and in good condition at all times after installation. This plan shall be reviewed by the Building Official and may be reviewed by other departments of this jurisdiction to verify compliance with any applicable laws under their jurisdiction. The plans shall be approved before a building permit is issued.
C. 
Screening. All loading areas, storage lots, and off-street parking areas providing capacity for more than two (2) vehicles, other than within a building, shall be permanently screened from any property within six hundred (600) feet of said off-street parking and visible (by normal sight) from adjacent residential property ("R-1" through "R-4", inclusive). Screening shall consist of a combination of berms, evergreen type trees no less than six (6) feet in height and planted in such a way to obtain sixty-five percent (65%) density at time of planting, and six (6) foot wooden privacy type fence or eight (8) foot if it is warranted for sufficient screening. All screening materials shall be maintained in good condition. Fencing material shall consist of either cedar and/or CCA treated wood.
D. 
Loading Zones. All loading zones for commercial and industrial buildings shall be of adequate size to accommodate vehicles entirely off the street right-of-ways. Such zones shall be located either to the side or to the rear of buildings but not in required yard, landscape, screening or areas designed for other purposes. This plan shall be reviewed by the Building Official or may be reviewed by other departments of this jurisdiction to verify compliance with any applicable laws under their jurisdiction. The plans shall be approved before a building permit is issued.
E. 
Parking Lot Design. All developments shall provide parking as provided by the zoning ordinances of the City. Unobstructed passage to and from a street shall be provided. This plan shall be reviewed by the Building Official or may be reviewed by other departments of this jurisdiction to verify compliance with any applicable laws under their jurisdiction. The plans shall be approved before a building permit is issued.
F. 
Drainage. All developments shall make provisions to properly drain their areas not to be detrimental to surrounding areas and properties. This plan shall be reviewed by the Building Official or may be reviewed by other departments of this jurisdiction to verify compliance with any applicable laws under their jurisdiction. The plans shall be approved before a building permit is issued.
G. 
Required Improvements. Streets, curbs, storm sewers, and sidewalks shall be reviewed by the Building Official or may be reviewed by other departments of this jurisdiction to verify compliance with any applicable laws under their jurisdiction. The plans shall be approved before a building permit is issued.
H. 
Land Use And Building Arrangement Plan Required. All industrial, commercial, apartment, townhouse, condominium and mobile home park developments shall present for approval the complete and final land use planning, site development, building arrangement, public improvements, recreational areas (for residential uses) and over all landscaping and development scheme. This plan shall be reviewed by the Building Official or may be reviewed by other departments of this jurisdiction to verify compliance with any applicable laws under their jurisdiction. The plans shall be approved before a building permit is issued. The Building Official shall retain a copy of the final plan as approved and the developer shall not vary the plan without written approval.
I. 
Appeal. Any person who alleges himself/herself to be aggrieved by this Section may appeal according to the provisions of the Building Code of the City.
