The City of Pleasant Valley recognizes, adopts and incorporates
by reference herein Chapter 448, Missouri Revised Statutes, "Condominium Property" Sections 448.010 through 448.210
inclusive as though set forth at length herein.

All persons who have an interest in property now in existence
or hereafter who intend to offer, sell, transfer, develop or establish
a condominium as defined in Chapter 448, Missouri Revised Statutes,
within the City limits of Pleasant Valley shall furnish Pleasant Valley
prior to offer for sale of existing property or prior to issuance
of a building permit for any new or remodeled property, evidence,
satisfactory to the Board of Aldermen or its designee, of compliance
with Chapter 448, Missouri Revised Statutes, and get written approval
from the City.

Any person who violate the terms of Chapter 448, Missouri Revised Statutes, or fail to comply with Section
520.020 of this Chapter shall, in addition to being refused a building permit and certificate of occupancy of the property, be deemed to be guilty of a misdemeanor and upon conviction be fined not less than ten dollars ($10.00) nor more than five hundred dollars ($500.00). Each day of violation of, or failure, refusal or neglect to comply with this Chapter shall constitute a separate and distinct offense.

This Chapter shall be in full force and effect from and after
the date of passage, March 2, 1981. If Chapter 448, Missouri Revised
Statutes, or any part thereof or any part of this Chapter shall be
held by a court unconstitutional, invalid or illegal then the remainder
shall not be affected and remain effective and in force.

This Chapter does not amend the Zoning and Building Code ordinances
now or hereafter effective and is passed to insure that the City of
Pleasant Valley and its residents are protected from persons who might
avoid the requirements of Chapter 448, Missouri Revised Statutes.
