This chapter shall be known and may be cited as the "Zoning
Ordinance of the Town of North Collins, New York."
A comprehensive zoning plan is hereby established for the area
of the Town of North Collins outside the incorporated area of the
Village of North Collins by dividing the territory thereof into certain
districts and prescribing regulations for buildings or other structures
and the use of land therein. The comprehensive zoning plan set forth
in the text and map which constitute this chapter is adopted in order
to promote and protect the public health, safety, comfort, convenience
and prosperity and other aspects of the general welfare. These general
goals include, among others, the following specific purposes: to provide
for adequate light, air and convenience of access; to prevent undue
concentration of population and overcrowding of land; to lessen congestion
in the streets; to secure safety from fire, flood, panic and other
dangers; and to facilitate the adequate provision of transportation,
water, sewerage, schools, parks and other public requirements. The
comprehensive zoning plan also gives consideration to the recommendations
contained in the Master Plan for the Town of North Collins prepared
in 1969.
