A. 
Designation Of Districts. For the purposes of this Chapter, the Village of Hanley Hills, Missouri, is hereby divided into districts, of which there shall be three (3) in number, as follows:
"A" Residential – Single-Family Dwelling District
"B" Institutional – Church District
"C" Commercial – Business District
B. 
District Map. The boundaries of these districts are hereby established as shown in the map accompanying and made a part of this Chapter, which map is designated as the "District Map." The District Map and all the notations, references and other information shown thereon are a part of this Chapter and have the same force and effect as if the District Map and all the notations, references and other information shown thereon were all fully set forth or described herein, which District Map is properly attested and is on file with the Clerk of the Village of Hanley Hills, Missouri.
C. 
Interpretation. In any case where property may be deemed not specifically within a district shown on the District Map, such property shall be considered as being within the "A" Residential – Single-Family Dwelling District until or unless otherwise classified by ordinance. All territory which may hereafter be annexed to the Village shall be automatically classified in the "A" Residential – Single-Family Dwelling District unless otherwise classified by ordinance.

A. 
Permitted Uses. The regulations set forth in this Section, or set forth elsewhere in this Chapter when referred to in this Section, are the regulations in the "A" Residential – Single-Family Dwelling District. A building or premises shall be used only for the following purposes:
1. 
Single-family dwellings.
2. 
Municipally owned or operated parks and playgrounds.
3. 
Accessory buildings limited to one- or two-car private garages.
4. 
Municipally owned or operated public buildings.
5. 
Group Home. The exterior appearance of the home and property shall be in reasonable conformance with the general neighborhood standards. No group home shall be located within five hundred (500) feet of another group home.
B. 
The height and area regulations set forth in Article IV shall be observed.
C. 
Lot Area Per Family And Minimum Size Dwelling. No single-family dwelling shall hereafter be erected, converted, enlarged, reconstructed or structurally altered upon a lot containing less than six thousand (6,000) square feet of area; and no dwelling having a square-foot area of less than seven hundred fifty (750) feet shall be erected, converted, enlarged, reconstructed or structurally altered. No building containing less than seven hundred fifty (750) square feet shall be used as a dwelling.

Permitted Uses. The regulations set forth in this Section or set forth elsewhere in this Chapter, when referred to in this Section, are the regulations in the "B" Institutional – Church District. A building or premises shall be used only for the following purposes:
1. 
Churches.
2. 
Usual accessory uses including a sign or bulletin board relating only to the church or church activities and not exceeding twenty-five (25) square feet in area. The height and area regulations of this Chapter do not apply to premises in the "B" Institutional – Church District.

Permitted Uses. The regulations set forth in this Section or set forth elsewhere in this Chapter, when referred to in this Section, are the regulations in the "C" Commercial – Business District.
1. 
In the "C" Commercial – Business District, a building or premises shall be used only for the following purposes:
a. 
Any use permitted in "A" Residential – Single-Family Dwelling District.
b. 
Bakery whose products are sold at retail on the premises.
c. 
Office, professional and business.
d. 
Restaurant.
e. 
Sales or showroom.
f. 
Store or shop for conduct of retail business.
g. 
Studio.
h. 
Post office.
i. 
Bank.
j. 
Barber shop.
k. 
School.
l. 
Shoe repair shop.
m. 
Dressmaking or tailoring establishment [employing not more than six (6) persons].
n. 
Dyeing, dry-cleaning or laundry shop for the collection and distribution of clothes, but not for the commercial treatment thereof.
o. 
Electric repair shop.
p. 
Messenger or telegraph station, telephone exchange or outdoor telephone booth.
q. 
Millinery shop.
r. 
Painting and decorating shop.
s. 
Parking lots.
t. 
Retail rental self-service laundry or dry-cleaning shop containing not in excess of thirty (30) machines.
u. 
Usual accessory uses and buildings incident to the above uses, including signs and bulletin boards not exceeding one hundred fifty (150) square feet in area pertaining to the lease, hire or sale of a building or premises, or to the advertisement of the business or any product sold on the premises.
v. 
Dwelling adjoining a commercial building, provided said building does not contain living quarters for more than one (1) family.
w. 
Any building used for any of the above-numerated purposes may not have more than forty percent (40%) of the floor area devoted to storage purposes incident to such primary use.
x. 
Churches.
B. 
The height and area regulations set forth in Article IV shall be observed.
