The lawful use of land, buildings and structures existing at
the time of the adoption of this Chapter, December 3, 1964, the basis
of this Chapter, may be continued, although such use does not conform
to the provisions hereof, but if such non-conforming use is discontinued,
all future use of such premises shall be in conformity with the provision
of this Chapter. When any non-conforming building is damaged by fire,
explosion, act of God or similar catastrophe, to the extent of more
than sixty percent (60%) of its fair market value, it shall not be
restored except in conformity with the regulations of the district
in which such building is situated.
