A. 
Except as provided in Article XI, Nonconforming Lots, Structures and Uses, no building or structure shall be constructed, and no building, structure or land, or part thereof shall be used for any purpose or in any manner other than for one or more of the uses hereinafter set forth as permitted in the district in which such building, structure or land is located, or set forth as permissible by special permit in said district and so authorized.
B. 
Uses permitted in Residential District R3 are indicated in the following list. Specific uses not included but related or equivalent to a listed use may be permitted, subject to interpretation and approval by the Zoning Hearing Board.
C. 
Permitted uses in the Residential District R3.
(1) 
Single-family dwelling (detached).
(2) 
Two-family dwelling (attached and in two separate ownerships).
(3) 
Two-family dwelling (detached or attached, single ownership).
(4) 
Churches or similar places of worship, parish house, convent.
(5) 
Elementary schools, high schools, and institutions for higher education: public and private (nonprofit).
(6) 
Public parks and playgrounds and other municipal recreation uses.
(7) 
Municipal buildings including Borough offices building and post office.
(8) 
Community center buildings.
(9) 
Clubs, lodges, residence clubs, social and recreational centers, except those which are operated as a business.
(10) 
Public utility structures necessary for the service of the area, provided that the plans for the design and construction on said structure shall have been approved by the Zoning Hearing Board and that there are no service yards.
(11) 
Private garages.
(12) 
Professional office (accessory use), provided said office is located in a dwelling and no sign or advertisement is shown other than the name and occupation of the person using said office.
(13) 
Customary home occupations, provided that there shall be no external evidence of such occupation except a small professional sign not exceeding one square foot.
(14) 
Other customary accessory uses and buildings provided such uses are incidental to the principal use and do not include any activity commonly conducted as a business. Any accessory building shall be located on the same lot with the principal building.
(15) 
Funeral homes subject to requirements in Article X, § 440-23, of this chapter.
(16) 
Signs subject to the requirements of Article X, § 440-22, of this chapter.
(17) 
Fences, walls and hedges subject to the requirements of Article X, § 440-24, of this chapter.
(18) 
Other permitted obstructions in required yards subject to the requirements of Article X, § 440-30, of this chapter.
(19) 
Off-street parking subject to the requirements of Article X, § 440-20, of this chapter.
(20) 
Nonconforming uses subject to the requirements of Article XI, §§ 440-35 through 440-37, of this chapter.
(21) 
Group home, provided no more than four unrelated persons of a single-family residential home, and no more than two persons are assigned to a bedroom.
A. 
Any structure or use permitted in any residential district hereafter erected, added to or structurally altered shall be located on a lot having not less than the minimum requirements set forth in Subsection B, Density, area, yard and height requirements for the Residential District R3. No more than one principal building shall be built upon any such lot. No existing lot shall be changed as to size or shape so as to result in the violation of the requirements set forth herein.
B. 
Density, area, yard, and height requirements for the Residential District R3.
(1) 
Maximum density (dwelling units per acre): nine.
(2) 
Minimum lot area for dwelling unit (square feet):
(a) 
One-family: 6,000.
(b) 
Two-family: 4,000.
(3) 
Maximum lot coverage by dwelling types includes accessory buildings (per cent covered):
(a) 
One-family: 25%.
(b) 
Two-family: 25%.
(c) 
Townhouse or row house: 80%.

Three thousand five hundred square feet for each corner townhouse or end unit; and

Two thousand square feet for each interior unit.
(4)
