A. 
Except as provided in Article XI, Nonconforming Lots, Structures and Uses, no building or structure shall be constructed, and no building, structure or land, or part thereof shall be used for any purpose or in any manner other than for one or more of the uses hereinafter set forth as permitted in the district in which such building, structure or land is located, or set forth as permissible by special permit in said district and so authorized.
B. 
Uses permitted in the Commercial District, C2, are indicated in the following list. Specific uses, not included, but related or equivalent to a listed use may be permitted, subject to interpretation and approval by the Zoning Hearing Board.
C. 
Permitted uses in commercial districts.
(1) 
The following uses listed under Table I, Permitted Uses in Residential Districts, shall be permitted in Commercial Districts, as noted: Subsection C(3), (6), (7), (8), (9), (15).
(2) 
Agencies: real estate, insurance, travel.
(3) 
Art, antique, and interior decorator shops.
(4) 
Bakery: commercial.
(5) 
Bank and other financial institutions.
(6) 
Barbershop or beauty shop.
(7) 
Book or stationery store.
(8) 
Clothing store, shoe store.
(9) 
Dressmaker, tailor, milliner.
(10) 
Drugstore, dry goods, or notions store.
(11) 
Florist.
(12) 
Food shops, retail: delicatessen, grocery, meat and fish.
(13) 
Hardware store.
(14) 
Jewelry store, gift shop jewelry and watch repairing, optician.
(15) 
Laundry, cleaning and dyeing agency and self-service laundry and cleaning establishments.
(16) 
Music stores.
(17) 
Paint and art supplies stores.
(18) 
Photograph studio, camera shop.
(19) 
Restaurant, tea room (including entertainment and liquor).
(20) 
Shoe repair shop.
(21) 
Other customary accessory uses and buildings provided such uses are incidental to the principal use and are located on the same lot with the principal use.

Funeral homes subject to requirements of Article X, § 440-23, of this chapter.
(23) 
Signs subject to the requirements of Article X, § 440-22, of this chapter.
(24) 
Permitted obstructions in required yards subject to the requirements of Article X, § 440-30, of this chapter.
(25) 
Off-street parking subject to the requirements of Article X, § 440-20, of this chapter.

Off-street loading subject to the requirements of Article X, § 440-21, of this chapter.
(27) 
Nonconforming uses subject to the requirements of Article XI of this chapter.
A. 
Any structure or use permitted in Commercial Districts hereafter erected, added to or structurally altered shall be located on a lot having not less than the minimum requirements set forth as follows and no more than one principal building shall be built upon any such lot. No existing lot shall be changed as to size or shape so as to result in the violation of the requirements set forth herein.
B. 
Yard and height requirements for commercial districts.
(1)
