It is the purpose and intent of this Part to provide reasonable
standards for the harmonious development of business and professional
offices and other similar and accessory uses; provide for the public
convenience and avoid undue congestion in the streets; and to otherwise
create conditions conducive to carrying out these and the other broad
purposes of this chapter.

The following regulations shall apply to all areas designated
O-Office District on the Zoning Map.

11, Part
12, or any other section of this chapter, the most restrictive provision shall apply.

1. Setbacks. Each lot shall meet minimum front, side and rear setback
requirements as follows:
A. Front setback: 35 feet, except when along major or minor arterial
roadways as designated in the Manchester Township Comprehensive Plan,
when such front setback shall be 50 feet.
B. Each side setback: 15 feet.
D. Smaller setback distance may be permitted by special exception granted
by the Zoning Hearing Board, except that parking shall be permitted
in front yards so long as it is located at least 10 feet from any
street line.
2. Interior Yards. (Open space between buildings) shall be provided
as follows:
A. When front to front, rear to rear, or front to rear, parallel buildings
shall have 50 feet between faces for one story in height, plus five
feet for each additional story. If the front or rear faces are obliquely
aligned, the above distances may be decreased by as much as 10 feet
at one end if increased by similar or greater distance at the other
end. Where service drives or bank grade changes or collector walks
are introduced in this space, the yard distance shall be at least
25 feet.
B. Between end walls of buildings, a yard space of 25 feet for each
one story building, plus five feet for each additional story shall
be required.
C. Between end walls and front or rear faces of buildings, 30 feet for
one story, plus five feet for each additional story, shall be required.
D. When two adjacent buildings differ in the number of stories, the
spacing shall be not less than 1/2 the sum of the required distance
between two buildings of lower height, plus that between two buildings
of the greater height.
E. Outer and inner courts shall be permitted when such courts are not
less than 50 feet, or equal to the dimensions of the full height of
the building walls enclosing the court, whichever is greater.
3. Streets and Access Drives.
A. Plans for streets, drives, service access, parking and walks and all such facilities shall be reviewed and approved and all such facilities shall be designed and installed in the manner prescribed by the Township Subdivision Regulations [Chapter
22] for dedication, and amendments thereto, regardless of whether they are to be presented to the Township for dedication or not.
B. Suitable access for firefighting equipment, refuse collection, deliveries
where necessary, snow removal, shall be provided.

No building shall be erected to a height in excess of 35 feet
in height; provided, however, that the height may be increased one
foot for each additional foot that the width of each side yard exceeds
the minimum required. Modification of this section is permitted by
special exception.

No more than 40% of the area of each lot shall be occupied by
buildings and no more than 70% of the area shall be occupied by impervious
surface.

When a rear or side lot line of a principal non-residential use is immediately aborting a lot in an A, RL, RM, or RH District, or a residentially used property, screen planting shall be provided along such lot line, in a landscaped area with a minimum width of 15 feet. This landscaped area may overlap a required yard. The plant screening shall meet the requirements of §
27-1105.
