The purpose of this district is to provide regulations for mobile
homes on individual lots and mobile home parks at a medium density.
In the case of mobile home parks, regulations are designed to assure
good site development, a more efficient use of land and to offer further
opportunity for affordable housing.

Land, buildings or premises shall be used by right only for
the following uses:
A. Mobile homes on individual lots.

Land or buildings within 400 feet of the right-of-way of Township Line Road may be developed or used in accordance with the requirements of Article
XV, Township Line Commercial District. Development or use of this limited area, utilizing the standards of Article
XV, Township Line Commercial District, shall be subject to conditional use approval from the Upper Chichester Township Board of Commissioners and the provisions of Article
XXII, Standards and Procedures for Conditional Uses.
Unless specifically stated otherwise, the following shall be
minimum requirements:
A. Mobile homes on individual lots.
(1) Lot size: 5,000 square feet.
(3) Street frontage: 25 feet.
(5) Side yards: 25 feet aggregate, and 10 feet, minimum.
(7) Building coverage: 25%, maximum.
(8) Building height: one story, maximum, and 15 feet, maximum.
B. Accessory structures.
(1) Coverage: 8% of lot, maximum.
(2) Setback from lot lines: five feet.
C. Mobile home parks.
(2) Gross density: six units per acre.
(3) Lot size: 3,500 square feet.
(5) Street frontage: 25 feet.
(7) Side yard: eight feet each.
(9) Building setback from exterior right-of-way: 50 feet.

Building height: one story, maximum, and 15 feet, maximum.

Building coverage: 30%, maximum.
