The Institutional District is designed to preserve and protect recreational, educational and other public uses within the Borough so they may continue to be an asset to the community and surrounding areas.

Uses.
1. 
Churches or similar places or worship, parish houses, convents.
2. 
Public and private schools.
3. 
Public and private nursery and day care facilities.
4. 
Institutional headquarters for educational, professional, religious and other nonprofit organizations.
5. 
Municipal uses, public libraries, firehouses and museums.
6. 
Cemeteries and monument sales.
7. 
Public parks, playgrounds and municipal recreation areas.
8. 
Family care and group care facilities.
9. 
Medical centers.
10. 
Nursing homes.
11. 
Public utility and communication uses where operation requirements necessitate locating within the District.
12. 
Signs, when erected and maintained in accordance with in Part 18 herein.
13. 
Uses and buildings customarily accessory and incidental to any permitted use.[1]

The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in Part 21 herein.
A. 
Special Exceptions.
(1) 
Wind energy conversion systems (WACS).
(2) 
Radio and television antennas.
B. 
Conditional Uses.
(1) 
Tower-based WCF subject to the conditions of Part 22 herein.
(2) 
Non-tower WCF subject to the conditions of Part 22 herein.

1. 
The height of a building shall not exceed 35 feet.
2. 
The height of an accessory building shall not exceed 15 feet.

Minimum lot area and width shall be based upon required setbacks, coverage, parking, loading/unloading and other applicable standards, but in no instance shall be less than 7,500 square feet in area.

Each lot shall have front, side and rear yards of not less than the depth or width indicated below:
1. 
Front yard. There shall be a front setback line determined as follows: Where buildings exist in the same block on either side, the setback line of the building to be constructed shall be at least the average of buildings constructed within the same block. In measuring to determine said building line, open porches shall not be construed as part of the building. In blocks where no buildings exist on either side of the street, the setback line of the building shall be 25 feet. In the case of a corner lot, there shall be two front yards.
2. 
Side yards. On an interior lot, the minimum side yard setback shall be 10 feet. On a corner lot, the side yard abutting the street or alley shall not be less than 25 feet.
3. 
Rear yard. The rear yard depth shall be no less than 20 feet.

Lot coverage shall not exceed 40%.

At least 10% of the lot area shall be maintained in a vegetative cover.

Off-street parking/access and loading/unloading shall be provided in accordance with Parts 17 and 19 herein.
