The purpose of this district is to provide for commercial use,
including a specialty retail shopping complex related to historic
facilities nearby, and to complement the existing large-scale commercial
center in the Route 50 corridor.

In the B-3 Special Commercial District, only the following uses
are authorized:

Permitted Uses.
A. Principal Uses:

Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to §

27-1903.2.

Uses by Special Exception.
A. Principal Uses:

Truck and heavy equipment rental, sales and service, subject to §
27-1906.57.

Comparable uses not specifically listed, subject to §
27-1905.
B. Accessory Uses:

In the B-3 Special Commercial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.
1403.1.
Minimum Lot Area: 20,000 square feet.
1403.2.
Minimum Lot Width: 100 feet.
1403.3.
Minimum Lot Frontage: 50 feet.
1403.4.
Maximum Impervious Surface Coverage: 65%.
1403.5.
Minimum Front Yard: 50 feet.
1403.6.
Minimum Rear Yard:
A. All principal structures:
(1)
Adjoining any S-C or R District: 75 feet.
(2)
Adjoining a registered historic structure or public park: 100
feet.
(3)
Adjoining I-79 or any unenclosed electrical utility substation
(in the case of mini-warehouse or self-storage facilities only): five
feet.
(4)
Adjoining all other districts: 30 feet.
B. Accessory structures: 10 feet.
1403.7.
Minimum Side Yard:
A. All principal structures:

Adjoining any S-C or R District: 75 feet.
(2)
Adjoining a registered historic structure or public park: 100

1403.10.
Maximum Height:

All principal structures: four stories but no more than 45 feet.

All accessory structures: one story but no more than 20 feet.
1403.12. Medical Marijuana Dispensary Buffer Distance. A medical marijuana
dispensary may not be located within 1,000 feet of the property line
of a public, private or parochial school or a day-care center.
