It is the purpose of this district to provide for areas of the Borough which accommodate a wide range of dwelling types. This district is located in close proximity to shopping and recreation facilities. The uses and densities established under this district reflect existing land use patterns in the Borough.

Land and buildings in R-2 Residential District shall be used for only one of the following purposes and no others unless permitted as an accessory use or by special exception:
A. 
Single-family detached dwelling.
B. 
Single-family semidetached dwelling.
C. 
Two-family dwelling.
D. 
Multiple-family dwelling, in accordance with § 27-1312.
E. 
Municipal use.

The following uses shall be the only permitted accessory uses under the R-2 District. The uses shall remain incidental to the principal use:
A. 
Accessory residential uses, structures, and buildings, in accordance with § 27-1302.
B. 
No-impact home occupation, in accordance with § 27-1304.
C. 
Accessory dwellings in accordance with § 27-1321.

The following uses are permitted when a special exception is granted by the Zoning Hearing Board. Standards to be used in applying for and determining whether a special exception should he granted are found in §§ 27-1904 and 27-1905:
A. 
Institutional use, in accordance with § 27-1327.
B. 
Medical center.
C. 
Public or private parking lot, in accordance with § 27-1210.[1]

D. 
Major home occupation, in accordance with § 27-1304.

The following uses are permitted when approved as a conditional use by Borough Council. In addition to compliance with any specific standards cited herein, any proposed conditional use shall comply with the procedures and standards contained in § 27-2009.
A. 
Bed-and-breakfast operation, in accordance with § 27-1322.
