1. 
It is the purpose of this district to:
A. 
Provide for industrial uses reasonably compatible with the rural character and location of the Borough and which would be compatible with existing services and facilities.
B. 
Encourage the location and construction of high-quality industrial facilities which would offer additional employment opportunity and an increased tax base to the community.
C. 
Establish reasonable standards governing industrial development to ensure its compatibility with adjacent nonindustrial activities.
D. 
Locate industrial uses on lands in close proximity to arterial roads to provide efficient and safe access by industrial-related traffic.

Land and buildings in I Districts shall be used for only one of the following purposes and no others unless permitted as an accessory use or by special exception:
A. 
Research and development facility.
B. 
Professional or business office.

C. 
Manufacture of jewelry, precision instruments, optical goods, and similar products.
D. 
Manufacture and assembly of electrical appliances, supplies, and equipment.
E. 
Warehouse, supply house, and similar use when carried on within an enclosed building.
F. 
Wholesale and distribution business when carried on in an enclosed building.
G. 
Printing or publishing establishment.
H. 
Laundry and dry-cleaning plants.
I. 
Trucking terminal.
J. 
Compounding of pharmaceutical products.
K. 
Packaging and bottling establishments.
L. 
Light metal processes, limited to finishing, grinding, polishing, heat treating, and stamping.
M. 
Manufacture of products from previously prepared materials such as canvas, cellophane, cork, felt, glass, hair, leather, or plastic.
N. 
Manufacture of beverages, clothing and other textile products, cosmetics, luggage, perfume, plastic products, rubber products, toys, and sporting equipment.
O. 
Contractor or general service shop.
P. 
Public utility facility.
Q. 
Retail sale of goods produced as a permitted use, provided that the goods are sold on the same lot as that on which they are produced.
R. 
Passive agriculture, in accordance with § 27-1308.
S. 
Public or private parking lot or parking garage.

Vehicle towing service, including truck parking/storage and vehicle impoundment area, in accordance with § 27-1325.
U. 
Trade school.

The following uses shall be the only permitted accessory uses under the I District. The uses shall remain incidental to the principal use:
A. 
Accessory industrial uses, structures, and buildings, in accordance with § 27-1302.
B. 
Accessory agricultural uses, structures, and buildings, in accordance with § 27-1302.

The following uses are permitted when special exceptions are granted by the Zoning Hearing Board. Standards to be used in applying for and determining whether a special exception should be granted are found in §§ 27-1904 and 27-1905:
A. 
Outdoor storage, in accordance with § 27-1303.
B. 
Assembly and fabrication of steel and metal products.
C. 
Manufacture of building materials, heavy electrical equipment, machinery, and machine tools.
D. 
Processing of food products.
E. 
Metal processes, including metal treatment and processing.
F. 
Intensive agriculture, in accordance with § 27-1308.
G. 
Sanitary landfill, in accordance with § 27-1319.
H. 
Recycling collection center.
I. 
Junkyard, in accordance with § 27-1309.
J. 
Manufacturing of wood and paper products.
K. 
Billboard, in accordance with § 27-1606, Subsection 1E.
L. 
Newly constructed/installed communications tower, in accordance with § 27-1305.
M. 
Adult uses, as designated and regulated by Part 14 of this chapter.

The following uses are permitted when approved as a conditional use by Borough Council. In addition to compliance with any specific standards cited herein, any proposed conditional use shall comply with the procedures and standards contained in § 27-2009.
A. 
Bed-and-breakfast operation, in accordance with § 27-1322.
B. 
Kennel, in accordance with § 27-1318.
C. 
Solar farm, in accordance with the terms of § 27-1328 of this chapter.
D. 
Large wind energy system, in accordance with the terms of § 27-1329 of this chapter.
E. 
Medical marijuana dispensary, in accordance with the terms of §27-1331 of this chapter.

Self-service storage warehouse, in accordance with the terms of § 27-1332 of this chapter.

The area and bulk regulations applicable to uses permitted in the I District are listed on the table of I Zoning District Area and Bulk Regulations.[1] Where area and bulk regulations applicable to a specific use are contained elsewhere in this chapter, those regulations shall govern.
