The R-2 Medium Density Residential District is designed to provide a density of development consistent with existing residential development found within the Suburban Growth Area, as shown on the Future Land Use Map of the East Fallowfield Township Comprehensive Plan (1999). Design flexibility is provided through the use of lot averaging. Medium density development will be located in areas that are easily accessible and in close proximity to commercial areas.

1. 
Uses Permitted by Right. A building may be erected, altered, or used, and a lot may be used or occupied for only one of the following purposes, and no other:

A. 
Single-family detached dwelling.
B. 
Nonintensive agricultural uses in accordance with § 27-1703, Subsection 1C.
C. 
East Fallowfield Township municipal uses.
D. 
Conservation uses.
E. 
Forestry, in accordance with § 27-1402, Subsection 7.
F. 
Group home.
G. 
(Reserved)
H. 
Accessory uses as defined in Subsection 2.
2. 
Accessory Uses. Accessory uses must be clearly incidental to and customarily associated with the principal use and located on the same lot as the principal use listed in Subsection 1.

A. 
Farm buildings and associated structures.
B. 
Customary residential and agricultural accessory uses including private garage and private parking areas.
C. 
Signs in accordance with Part 16.
D. 
Home occupations in accordance with § 27-1712, Subsections 1A through 1C.
E. 
Greenhouse accessory to residential uses.
F. 
Residential recreational uses properly screened, located to the rear of the principal structure and not within 20 feet of the side lot lines and 15 feet of the rear lot lines.
G. 
Dwelling for farm employee and his or her family, in accordance with § 27-1703, Subsection 1E.
3. 
Uses by Special Exception. Any of the following uses when authorized as a special exception by the Zoning Hearing Board in accordance with Part 22 of this chapter:

A. 
Church and religious institutions in accordance with § 27-1708.
B. 
Cemeteries in accordance with § 27-1707.
C. 
Commercial greenhouses in accordance with § 27-1709.
D. 
Temporary carnival, air, circus, or other temporary outdoor social affair.
E.

F. 
Bed-and-breakfast in accordance with § 27-1705.
4. 
Conditional Uses. The following uses will be considered by the Board of Supervisors subject to the conditions as specified in Part 17 and the procedures as specified in Part 19:
A. 
Rooming houses in compliance with § 27-1727.
B. 
Schools in accordance with § 27-1729.
C. 
Public or private parks including golf courses or country clubs provided that:
(1) 
No commercial activities including miniature golf, driving range, campgrounds, racquet club, or similar uses shall be allowed.
(2) 
The design of such area shall be in character with the purpose of the district.

1. 
The following requirements shall be applied to all uses permitted in the R-2 District, except for development under the open space design option, in accordance with Part 13.
A. 
Minimum Net Lot Area and Maximum Density.
(1) 
Single-family detached dwelling unit-1 acre.
(2) 
Public and private recreational uses:
(a) 
Golf courses and private recreational clubs: 20 acres minimum.
(b) 
All other public and private recreational uses: five acres minimum.
(3) 
All other permitted nonresidential uses shall have a minimum lot size of two acres, unless otherwise stated in this chapter.
(4) 
Every lot shall have the requisite area stated above, provided that in the case of an interior lot, any right-of-way or accessway connecting such lot to or street shall be in addition to the minimum lot area.
B. 
Minimum Lot Width.
(1) 
One hundred twenty-five feet at street line and 150 feet at building setback line for all residential uses.
(2) 
One hundred fifty feet at street line and 200 feet at building setback line for all nonresidential uses.
(3) 
In the case of lots entirely fronting the turnaround of a cul-de-sac street, the lot width at the street line may be reduced to 75 feet.
C. 
Minimum Property Line Setbacks.
(1) 
Front yard setback: 50 feet from street right-of-way for all residential uses. Eighty feet from street right-of-way for all nonresidential uses.
(2) 
Side yard setback: 20 feet for either side yard where applicable and 50 feet aggregate for all residential uses. Thirty feet for either side yard and 75 feet aggregate for all nonresidential uses.
(3) 
Rear yard setback: 25 feet and for accessory structure associated with residential uses 15 feet. Fifty feet for nonresidential uses and 25 feet for accessory structures associated with nonresidential uses.
D. 
Maximum Height.
(1) 
Three stories or 35 feet.
(2) 
Accessory structures two stories or 25 feet.
E. 
Maximum Lot Coverage.
(1) 
Fifteen percent impervious surface for all residential uses.
(2) 
Thirty percent impervious surface for all nonresidential uses.
F. 
Maximum Building Coverage.
(1) 
Ten percent for all residential uses.
(2) 
Twenty percent for all nonresidential uses.
