The R2 Residential District is intended to provide for low- to medium-density single-family dwellings in a traditional neighborhood pattern.
A building may be erected or used and a lot may be used or occupied for any one of the following principal uses, and no other:
A. 
Uses by right. The following uses are permitted by right in this district:
(1) 
Single-family detached dwelling.
(2) 
Forestry, as per § 220-2204.
(3) 
Minor home occupation residential accessory use, as per § 220-2401A(10).
(4) 
Residential accessory use, as per § 220-2401A, with the exception of § 220-2401A(9) and (11).
(5) 
Temporary structure, building, or use, as per § 220-2401C.
B. 
Special exception uses. The following uses shall be permitted only upon the grant of a special exception from the Zoning Hearing Board, subject to the terms of this article and of Article XXVIII:
(1) 
Bed-and-breakfast, as per § 220-2405.
(2) 
Major home occupation residential accessory use, as per § 220-2401A(9).
(3) 
Supplemental dwelling unit, as per § 220-2401A(11).
A. 
Minimum lot area: 15,000 square feet for residential uses; 20,000 square feet for bed-and-breakfast and other uses.
B. 
Minimum lot width: 80 feet measured at the building line for all uses. Each lot shall have a width at the street line of not less than 65% of the required lot width at the building line.
C. 
Front yard. Shall be no less than 25 feet.

D. 
Minimum side yard: on each lot there shall be two yards, each having a width of not less than 15 feet. For every single-family detached dwelling, one side yard only may be reduced by right to five feet subject to a reduced height of 18 feet for that portion of any structure less than 15 feet from the side yard line, and further subject to such portion of said structure being not less than five feet to the rear of the point at which the principal residential structure is located closest to the minimum front yard setback. Subject to the same locational standards, any portion of a structure otherwise limited to a reduced height of 18 feet, may be increased to a maximum height of 35 feet subject to conditional use approval pursuant to § 220-2910.

E. 
Minimum rear yard: 40 feet.
F. 
Maximum building coverage: 15% by right, may be increased to 17.5% subject to conditional use approval pursuant to § 220-2910.

G. 
Maximum lot coverage: 30%.
H. 
Maximum building height: Three stories, or 35 feet, whichever is less, except as provided in § 220-502D, above.

The following design standards shall apply to all uses, as applicable, in this zoning district:
A. 
Lighting, storage, buffering and screening shall be in accordance with Article XXIII.
B. 
Signage regulations shall be in accordance with Article XXVI.
C. 
Parking and loading shall be in accordance with Article XXV.
D. 
Nonconforming uses shall be in accordance with Article XXVII.
E. 
Natural resource protection standards shall be in accordance with Article XXII.
