The purpose of the R-1 Residential District is to provide for
medium-density residential development. The regulations are designed
to stabilize and protect the residential characteristics of the district
and to encourage a suitable environment for residential activities.
The district also allows for recreational and park areas and selected
nonresidential uses, provided that they are permitted by conditional
use.
Land, buildings, or premises shall be used by right for only
one or more of the following uses:
A. Single-family detached dwelling.
B. Single-family semidetached dwelling (twin).
C. Family-based community residence facility, subject to §
600-104.
D. Recreational, park, or play area.
The following uses shall be permitted by conditional use only, subject to the applicable requirements of Article
XVI:
A. Church or other religious use, including rectory, classrooms for religious instruction, or similar customary religious activities, subject to §
600-129.
The following uses shall be permitted by special exception only, subject to the applicable requirements of Articles
XVII and
XXI, respectively:
A. Major home occupation, subject to §
600-147.
The following uses shall be permitted as accessory uses, subject to all applicable requirements of Article
XV, General Regulations, and other articles as noted below:
A. Off-street parking, subject to Article
XIII.
B. Family day-care home, subject to §
600-105.
C. Garage for residential use, subject to §
600-102.
F. Private swimming pool, subject to §
600-110.
H. Sign, subject to Article
XIV.
I. No-impact home-based business, subject to §
600-103.
J. Any accessory use or structure on the same lot with and customarily
incidental to any of the uses permitted above in this district and
not detrimental to the neighborhood.
