The purposes of the GB General Business District are to provide for a wide range of highway-oriented retail, service, and other commercial activities that require or normally benefit from main highway locations; serve transient as well as regional and local customers; and provide sufficient space for automobile-related merchandising. Drive-through uses are permitted. Secondary purposes are to allow and regulate office uses, mixed uses, and special uses such as day-care centers and apartment buildings.
Land, buildings, or premises shall be used by right for only one or more of the following uses:
A. 
All uses permitted in the RS Retail Service District, except as noted otherwise below.
B. 
Establishments that contain both a workshop and a retail outlet or showroom, provided that the workshop is located at the rear of the establishment.
C. 
Trade shops such as those of an electrician, carpenter, plumber, or similar practitioner.
D. 
Convenience store or pharmacy, such as Wawa, Rite-Aid, or CVS.
E. 
Supermarket.
F. 
Drive-through restaurant, bank, or similar drive-through business, subject to § 600-117.
G. 
Sale, lease, repair, and service of automobiles.
H. 
Beverage distributor.
I. 
Caterer or bakery.
J. 
Private commercial school, as defined in Article II.
K. 
Professional office.
L. 
Private club, subject to § 600-116.
M. 
Cellular communications antenna upon rooftops only, subject to applicable provisions of § 600-121.
The following uses shall be permitted by conditional use only, subject to the applicable requirements of Article XVI:
A. 
Sale, lease, and repair of trucks, subject to provision of a planted visual screen where the existing adjacent use is pedestrian-oriented, as defined in Article II.
B. 
Gasoline service station, automobile or truck body repair and painting, and gasoline service station with a related convenience store, subject to § 600-132.
C. 
Residential car wash, subject to § 600-138.
D. 
Funeral home or mortuary, subject to § 600-136.
E. 
Place of amusement, including bowling alley, arcade, or similar indoor recreation or amusement, subject to § 600-137.
F. 
Health club or spa, subject to § 600-139.
G. 
Any use of the same general character as those permitted in § 600-47 and 600-48. Such use shall be permitted by Borough Council upon the recommendation of the Planning Commission, shall be consistent with the purposes of the district, comply with the performance standards in Article XIX, and not be detrimental to the surrounding neighborhood. To determine if a proposed use is of the same general character as any of the listed permitted uses, Borough Council and the Planning Commission shall evaluate its impacts against the compatibility standards in § 600-119.
The following uses shall be permitted by special exception only, subject to the applicable requirements of Articles XVII and XXI, respectively.
A. 
Apartment building containing more than four units and not exceeding 10 units, subject to § 600-149.
The following uses shall be permitted as accessory uses, subject to all applicable requirements of Article XV, General Regulations, and other articles as noted below.
A. 
Off-street parking and loading, subject to Article XIII.
B. 
Sign, subject to Article XIV.
C. 
Satellite antenna, subject to § 600-109.
D. 
Outdoor storage shall be in the rear yard only, provided that such storage area is completely screened from the street and sidewalk by an opaque fence or planted visual screen and shall comply with the screening requirements in § 600-114. Only those materials, items, or products generated by or directly related to the business conducted on the property shall be stored. There shall be no storage of items from sources other than the subject property.
E. 
Any accessory use on the same lot with and customarily incidental to any of the uses permitted above and not detrimental to the area.
Unless specified otherwise, the following shall be minimum requirements:
A. 
Lot area: 10,000 square feet.
B. 
Lot width: 75 feet.
C. 
Front yard: Not less than the average setback on the block, but in no case less than 20 feet.
D. 
Side yard: 12 feet on each side.
E. 
Rear yard: 15 feet.
F. 
Distance between buildings: 40 feet.
G. 
Impervious surface: 70% maximum.
H. 
Height: three stories or 40 feet.
A. 
All parking areas, driveways, and loading areas shall be lighted adequately for safety and convenience of customers, delivery vehicles, and other users. All lighting fixtures shall be shielded from street traffic and from abutting residential properties.
B. 
Where feasible, deliveries shall be made at the rear of each building or row of buildings.
C. 
Screening and landscaping shall comply with §§ 600-114 and 600-115, respectively.
D. 
Where a building contains storage and/or assembly areas, these areas shall be placed in the portion of the building farthest from the street.
E. 
Assembly and/or storage areas shall not occupy more than 75% of the building area, exclusive of the basement.
F. 
Design standards shall be in accordance with § 600-122.
