The purpose of the LIB-A Light Industrial/Business Park-A District
is to allow for the development of non-nuisance business, laboratory,
and light industrial establishments geared towards modern, technological
uses. District regulations are intended to encourage attractive, large
lot, moderate coverage establishments that do not constitute a nuisance
or danger to nearby residents. This district also allows adult-oriented
establishments as conditional uses and provides controls to protect
the nearby residential neighborhoods.
Land, buildings, or premises shall be used by right for only
one or more of the following uses:
A. All uses permitted by right in §
600-54 of the LIB District shall also be permitted in the LIB-A District.
The following uses shall be permitted by conditional use only, subject to the applicable provisions of Article
XVI.
A. All conditional uses permitted in §
600-55 of the LIB District shall also be permitted in the LIB-A District, excluding child day-care centers.
B. Adult use, as defined in Article
II, subject to §
600-141 and the dimensional regulations of §
600-51.
C. Uses of the same general character as those permitted in § §
600-60 and
600-61, provided that no resource recovery, waste treatment, landfill, or other use having a negative or detrimental impact on the environment, neighboring residents, or surrounding neighborhood shall be permitted. Such use shall be permitted by Borough Council upon the recommendation of the Planning Commission, shall be consistent with the purposes of the district, and shall comply with the performance standards in Article
XIX. In determining if a proposed use is of the same general character as the permitted uses, reviewing parties shall evaluate its impacts against the compatibility standards in §
600-119.
Unless stated otherwise, the following shall be minimum requirements:
B. Yards (front, side, and rear): 30 feet on all sides, increased to
60 feet when abutting a residential district.
C. Interior yards: 15 feet between a building and an interior street.
D. Distance from a parking area: 10 feet between a parking area and
the principal building.
E. Distance between buildings: 40 feet.
F. Impervious surface: 70% maximum.
