The purpose of this District is to preserve natural resources
and limited agricultural operations while encouraging low density
single-family residential neighborhoods suited to the natural conditions
and to provide for accessory uses and compatible public and semipublic
uses as conditional uses.
In the R-1 Rural Neighborhood District, only the following uses
are authorized:
A. Permitted uses.

Accessory uses customarily incidental to and on the same lot

In the R-1 Rural Neighborhood District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for specific permitted uses, conditional uses or uses by special exception contained in Article
XI.
A. Minimum lot area.
(1) Agriculture, garden nursery or greenhouse: 10 acres.
(2) Boarding stable or riding academy: 10 acres.
(4) Private stable: five acres.
(5) Single-family dwelling.
(a)
With public sewers: one acre.
(b)
Without public sewers: two acres.
(7) All other principal uses: two acres.
B. Minimum lot width.
(1) Single-family dwelling.
(a)
With public sewers: 100 feet.
(b)
Without public sewers: 150 feet.
(2) All other principal uses: 200 feet.
C. Maximum lot coverage: 35%.
D. Minimum front yard: 30 feet.
E. Minimum rear yard.
(1) Principal structures.

With public sewers: 35 feet.

Without public sewers: 50 feet.
F. Minimum side yard.
(1) Single-family dwelling: 15 feet.
(2) All other principal structures: 20 feet.

I. Maximum height.
(1) All principal structures: 2 1/2 stories but no more than 50
feet.
(2) Accessory structures.
