The standards and requirements contained in this article shall
apply as minimum design standards for manufactured housing, manufactured
housing lots and manufactured housing parks. Whenever other Township
ordinances or regulations impose more restrictive standards and requirements
than those contained herein, the more restrictive shall apply.
In addition to the requirements of this article, all new manufactured
housing parks and expansion to existing manufactured housing parks
shall follow the procedure specified in this chapter for preliminary
plans and final plans.
In addition to the other referenced requirements, the following
shall apply:
A. Generally, manufactured home stands should be diagonal to the street
at an angle of 30° from perpendicular.
B. The minimum depth of each manufactured home space shall be not less
than 100 feet, or 30% longer than the manufactured home, whichever
requirement is greater.
C. The longitudinal gradient and cross slope of any manufactured home
space shall not exceed 5%, except for terracing at the periphery,
and the minimum slope in any direction shall be 1%.
D. The streets, exits and entrances shall be all-weather conforming
to the standards and specifications for Township streets.
(1) At entrances, exits and where parking is permitted on both sides,
the minimum width shall be 36 feet unless standards for Township streets
require a greater width.
(2) In all other cases, the minimum width shall be 26 feet, or as set forth under Article
VII hereof.
(3) The above may be reduced in the case of one-way traffic, to not less
than 18 feet, with parking on one side only.
(4) Cul-de-sac streets shall be provided with a turnaround having an
outside roadway diameter of at least 100 feet.
(5) The pavement edge at all intersections shall have an inside radius
of at least 30 feet.
(6) Street grades shall not exceed 8% and adequate transition shall be
made at grade changes for the maneuvering of manufactured home units.
(7) All other basic street and intersection design standards of this
chapter not modified above shall apply.
E. Curbs and sidewalks shall be provided and constructed according to
the standards of this chapter.
In addition to the other referenced requirements, the following
shall apply:
A. The minimum depth of each trailer space shall be not less than 80
feet, or 30% longer than the trailer, whichever requirement is greater.
B. The longitudinal gradient and cross slope of any or trailer space
shall not exceed 5%, except for terracing at the periphery, and the
minimum slope in any direction shall be 1%.
C. The driveways, exits, entrances and walks shall be clearly marked
and surfaced with a permanent dust-free material.
D. Access drives for trailer camps must meet this chapter requirement
for access drives.
E. License. A fee shall be required for a license to operate a trailer
camp. The license shall be for a period of three years and must be
renewed every three years. License fees and renewal fee shall be in
accordance with a schedule of fees adopted by resolution of the Board
of Supervisors upon enactment of this chapter, or as such schedule
shall be amended from time to time. A copy of said fee schedule shall
be available for review at the Township office.
