The purpose of this district is to encourage the continuation
and revitalization of general industrial uses in those areas of the
Township which have already been established for these uses.
In the M-1, Light Industrial District, only the following uses
are authorized:
A. Permitted Uses.
(1)
Principal Uses.
(a)
Automobile service station.
(b)
Business or professional offices.
(d)
Contracting business and contractor's yard.
(f)
Forestry, subject to § 1511.
(g)
Funeral home, including crematory.
(i)
High technology industries.
(k)
Mini-warehouse or self-storage facilities.
(o)
Public utility building or structure.
(q)
Research and development.
(s)
Vehicle accessories sales and installation.
(t)
Vehicle rental, sales and service.
(v)
Warehousing and distribution.
(x) Natural gas electric power generating systems, subject to § 1512.

Accessory Uses.
(a)
Fences, subject to § 1503.
(b)
No-impact home-based business or home occupation in a dwelling
which is a nonconforming use.
(c)
Off-street parking and loading, subject to Article XVI.
(d)
Other accessory uses customarily incidental to and on the same
lot with any permitted use authorized in this District.
(e)
Retail sales of products produced on-site.
(f)
Signs, subject to Article XVII.
(g)
Temporary construction trailer or sales office, subject to § 1507.
B. Conditional Uses.
(1)
Principal Uses.
(a)
Commercial indoor recreation, subject to § 1403.9.
(b)
Commercial outdoor recreation, subject to § 1403.9.
(c)
Eating and drinking establishments, including bottle clubs,
subject to § 1403.15.
(d)
Fire and emergency medical facilities, subject to § 1403.8.
(e)
Heavy manufacturing, subject to § 1403.22.
(f)
Landfill, subject to § 1403.27.
(g)
Motel or hotel, subject to § 1403.34.
(h)
Oil and gas drilling, subject to § 1403.36.
(i)
Planned industrial park, subject to § 1403.37.
(j)
Truck and heavy equipment rental, sales and service, subject
to § 1403.46.
(k)
Truck terminal, subject to § 1403.47.
(l) Wastewater or Centralized Impoundment Areas. Wastewater or centralized
impoundment areas used for oil and gas operations shall be a conditional
use only within industrial zoning districts, provided that the edge
of the impoundment area shall not be closer than 400 feet from an
existing building. Wastewater or centralized impoundment areas shall
be prohibited in all other zoning districts.

C. Uses by Special Exception.

Communications tower, subject to § 1403.11.

Comparable uses not specifically listed, subject to § 1403.12.

Temporary use or structure, other than a construction trailer
or sales office, subject to § 1403.45.

Accessory Uses.
(a)
Communications antenna mounted on an existing building or existing
public utility storage or transmission structure, subject to § 1403.9.
In the M-1, Light Industrial District, all uses shall be subject
to the following regulations, except as they may be modified by the
express standards and criteria for the specific conditional uses and
uses by special exception contained in Article XIV.
A. Minimum Lot Area:
(1)
Planned industrial park: five acres.
(2)
Planned shopping center: five acres.
(3)
All other uses: 20,000 square feet.
B. Minimum lot width: 100 feet.
C. Maximum impervious surface coverage: 65%.
D. Minimum Front Yard:
(1)
Facing any S-C, R-C or R District: 100 feet.
(2)
Facing all other districts: 50 feet.
E. Minimum Rear Yard:
(1)
Principal Structures:
(a)
Adjoining any S-C, R-C, or R District: 100 feet.
(b)
Adjoining all other districts: 50 feet.
(2)
Accessory structures: 50 feet.
F. Minimum Side Yard:
(1)

Adjoining any S-C, R-C or R District: 100 feet.

Adjoining all other districts: 20 feet.

I. Maximum Height:
