The Commercial Highway District is designed to accommodate the
needs of transient highway travelers as well as to serve as retail
marketing centers for the entire Township. This district is intended
for a wide range of shopping and service functions which can provide
adequate comparison shopping activities.

1. In the Commercial Highway District no building or land shall be used
and no building shall be erected which is arranged, intended or designed
to be used for other than the following uses. No processing or storage
activity shall be permitted outside of a building unless such activity
is effectively screened by a wall, partition or suitable landscaping.
Such uses, operations or products shall not be objectionable due to
odor, dust, smoke, noise, vibration or similar causes.
A. Building materials and garden supplies.
B. General merchandise stores.
D. Automotive dealers and service stations.
E. Apparel and accessory stores.
F. Furniture and home furnishings stores.
G. Eating and drinking places.
K. Miscellaneous shopping foods stores.
N. Credit agencies other than banks.
O. Security, commodity brokers and service.
P. Insurance carriers, agents, brokers and service.
S. Nurseries and greenhouses.
T. Hotels, motels and other transient lodging places.
U. Personal services stores.
V. Business services stores.
W. Automotive rentals and storage facilities.
X. General automotive repair and body shops.
Y. Mechanical, plumbing, lumber, heating and electrical supply stores.
Z. Watch, clock and jewelry repair.
AA. Membership sports and recreation clubs.
CC. Health service clinics, hospitals, sanitariums, nursing and convalescent
homes.
HH. Bus passenger stations and other commuter support related facilities
and services (e.g. baggage check areas, ticket sales, luggage reclamation,
auto rentals and commuter parking areas).
II. Computer services and sales.
JJ. Shopping centers and department stores.
KK. Recreational vehicle parks.
LL. Public and private schools.
NN. Public libraries and museums.
OO. Commercial recreation (e.g. miniature golf, ice skating, roller skating,
etc.).
PP. Institutional care facilities.
QQ. Assembly and fabrication of products to be sold on the premises.
Assembly and fabrication activities are permitted; provided, the area
devoted to such activates do not exceed 2,000 square feet in area.
RR. Public utility facilities including substations, water pumping stations
and reservoirs.
SS. Accessory uses customarily incident to permitted uses.
TT. Half-way house/after care facility.
UU. Academic clinical research centers, medical marijuana grower/processors, medical marijuana transport vehicle offices, and medical marijuana dispensaries, with consideration for the applicable performance standards found in §
27-14A04.

1. Billboards as defined herein, subject to the requirements of §
27-1707 of this article.

1. Each lot shall have front, side and rear yards of not less than the
depth or width indicated below:
A. Front yard depth, 60 feet from the street right-of-way.
B. Side yards, two; width 10 feet each side of a principal building;
provided, that when a written agreement is provided by adjoining property
owners no side yard shall be required where two or more commercial
uses abut side to side; however, in no case shall common walls be
permitted between properties of separate ownership. In the case of
a series of abutting structures adjacent to and paralleling a public
right-of-way and open and unobstructed passage for vehicles and pedestrians
of at least 20 feet in width shall be provided at grade level at intervals
of not more than 400 feet.
C. Rear yard depth, 30 feet.

Where required, buffer yards shall be provided in compliance with the standards set forth in §
27-1508, Subsection
1F, of this chapter.

The height of a building shall not exceed 35 feet.

Parking shall be provided for in accordance with Article
XVIII of this chapter.

Total coverage shall not exceed 40% of the lot area.

Motor vehicle access shall be provided in accordance with Article
XIX of this chapter.
