The regulations of this article, §
34-17, governing minimum lot size, lot area per dwelling unit, lot width, yard depth and maximum building height and lot coverage shall apply, except as provided in Article
VI and Article
IX of this chapter.

The development of multiple dwellings and townhouses shall be in accordance with §
34-17 and the following:
a. No multiple dwelling shall measure more than 125 feet on its long
side; except that where front and rear setback offsets of at least
three feet are provided at fifty-foot intervals more or less, the
length of said dwelling shall not exceed a length of 200 feet.
b. No row of attached townhouses shall exceed a total of eight attached
units or 160 feet. No more than three abutting townhouses shall have
the same front and rear setbacks. At each required change in setback
distance, the minimum offset shall be three feet. A common solid fence
or equivalent shall be constructed between each townhouse along the
rear side lot lines for a distance at least equal to the width of
each unit, in order to provide a privacy area, such fence to be at
least six feet in height.
c. In multiple dwelling and townhouse groups, the minimum spacing between
buildings shall be as follows: front-to-front, front-to-rear, and
rear-to-rear: 60 feet; end-to-end (with facing windows): not less
than their average height; end-to-end (without facing windows) or
corner-to-corner (offset): not less than 1/2 of their height. Front-to-rear
sitings shall be avoided if at all practicable.
d. Interior private ways shall have a minimum width of 24 feet for two-way
traffic and 16 feet for one-way traffic and shall be paved in accordance
with Borough specifications. Minimum building setbacks from such private
access drives shall be 32 feet and 28 feet, respectively, from the
center lines thereof.
e. All multiple-dwellings and townhouses shall be served by public or
equivalent common sanitary sewer and water systems. No building permit
shall be granted unless the Construction Official shall first receive
a report from the Borough Engineer that provision has been made for
the disposal of sewage into sewers of sufficient capacity or by means
of a properly designed group disposal system. Potable water shall
be provided in sufficient quantity to maintain all water supply and
plumbing fixtures in a safe and sanitary manner; other water supplies
shall be provided as required for fire protection, air-conditioning
and all other service equipment of the building required by the State
Uniform Construction Code.
f. All electric and telephone service shall be provided underground
to all buildings within a townhouse or multiple-dwelling group project.
Antennas for the purpose of television reception shall be provided
within a building wherever practicable, or else by one master antenna
for the project.
g. No multiple-dwelling group nor any individual multiple-dwelling not
within a group project containing 20 or more dwelling units shall
be permitted unless provision shall be made for a superintendent to
live upon the premises.
h. Sufficient enclosed area and equipment shall be provided within each
multiple-family dwelling for laundering and drying purposes. No outside
area shall be provided for such purposes, unless such area is enclosed
by a solid screen of evergreen shrubs or fencing, at least six feet
high.
i. In the R-18 and R-MF Residential Zones all newly constructed dwelling
units shall have one private garage per dwelling unit either attached
or detached. New construction shall not include any addition, alteration
or enlargement of an existing dwelling unit.
