A. 
Conformance with Comprehensive Plan and map. The arrangement, character, extent, width, grade and location of all streets shall conform to the requirements of the Comprehensive Plan and Zoning Map of Unity Township.
B. 
Design in compliance with this and other ordinances. Where not shown on the Comprehensive Plan or Official Map, the arrangement and other design standards for streets shall conform to the provisions found herein and in Chapter 118, Zoning.
C. 
Compliance with street construction ordinance. All streets, curbs, sidewalks, gutters and other related facilities shall be constructed to comply with Chapter 100, Streets and Sidewalks, Article II of the Code of Unity Township, as may be amended from time to time hereafter. The streets shall be graded to the grades and dimensions shown on plans and profiles approved by the Supervisors and shall include the following improvements:
(1) 
Suitable drainage structures, culverts, storm sewers, ditches and related installations sufficient to ensure adequate drainage at all points along the streets.
(2) 
Street and underground construction in conformance with Standard Specifications, which by reference are incorporated and made a part hereof as if attached hereto.
(3) 
Paving shall be required on all streets.
D. 
Access to public streets required. Unless otherwise approved by the Board of Supervisors, every lot within a subdivision shall have access to a public street.
E. 
Through traffic discouraged. Residential streets shall be arranged to discourage through traffic and ensure maximum privacy. Appropriate traffic calming measures as recommended by the Township Engineer to reduce speed on residential streets, shall be installed.
F. 
Street names. All streets shall be named. No street names shall be used which will duplicate or be phonetically similar with the names of existing streets. Street names shall be subject to the approval of the Westmoreland County Emergency Management Agency.
G. 
Street extensions. Streets that are extensions of or obviously in alignment with existing streets shall bear the names of the existing streets.
H. 
Highway access permits required. Any plan which includes encroachment within or entry into the legal right-of-way of a state highway is required to obtain a State Highway Access Permit from the Pennsylvania Department of Transportation (PennDOT) prior to the approval of the plan.
I. 
Design and construction. Where applicable, all road and street design and construction shall comply with standards and methods prescribed by the Township and/or established in the latest editions of the following publications:
(1) 
Unity Township Engineering Specs;
(2) 
PennDOT Design Manual II;
(3) 
PennDOT Guidelines for Design of Local Roads and Streets;
(4) 
PennDOT Specifications, Publication 408; and/or
(5) 
Chapter 100, Streets and Sidewalks, Article II of the Code of Unity Township.
