For the purposes of this chapter, the area of Plymouth, Pennsylvania, is hereby divided into the following districts:

Neighborhood Business District
B-2
Community Business District

Heavy Industrial District
A. 
Map. The boundaries of these zoning districts are hereby established on a map, which is designated as the "Zoning Map for Plymouth, Pennsylvania," which is hereby made a part of this chapter, together with all existing and future notations, reference, and amendments. The original of said "Zoning Map," properly attested, shall be and remain on file in the offices of the Plymouth Planning Commission, and a copy in the office of the Recorder of Deeds of Luzerne County.
B. 
The district boundary lines of the Zoning Map are intended to follow property lines or the centers of streets, alleys, railroads or watercourses. In the case of unsubdivided property, the district boundary lines shall be determined by scaling.
Floodplain areas of one-hundred-year frequency, as delineated by the U.S. Army Corps of Engineers for the Federal Insurance Administration, have been identified on the Zoning Map. All development in these identified one-hundred-year floodplain areas shall also be subject to: the floodplain requirements of the Borough Building Code Amendment, Ord. No. 23-1977[1] and the Luzerne County Subdivision and Land Development Ordinance of 1976 adopted by the Borough as Ord. No. 22-1977[2]; compliance with state, county and local regulations regarding allowable uses and procedures; and, subsequent amendment to these ordinances and regulations.
