Every living room and sleeping room in a residence shall have window area equal to at least 10% of the floor area of such room.
Such required window area shall be provided with natural light and air as follows: Considering the center of the window sill as the center of a 180° arc swung outward from the plane face of the wall, there shall not be within the middle 60° of such 180° arc, any structure or part thereof (including the same or another building), that is higher above the window sill than one-half its horizontal distance from the window sill. These provisions shall not apply to overhanging eaves or canopies on the same wall as the window nor shall they apply to more than one window in any room or to any window area in excess of the amount required by section 10B-280. In the event that it is not possible to meet these requirements precisely, any deficiency may be compensated by proportional additional window area over that required.
