For the purpose of this chapter, the Borough of Woodbury Heights
is hereby divided into six districts as follows:

The boundaries of the zoning districts are established on the map entitled "Zoning Map" for the Borough of Woodbury Heights, Gloucester County, New Jersey, prepared by Sickels and Associates, Inc., dated April 29, 1999, and revised February 6, 2007, and such be and is hereby adopted as an identification of the Zoning District boundaries within the Borough of Woodbury Heights as further identified and enumerated in Section
70-9 of the Land Development Ordinance.
A. Amendments.
(1) Pursuant to Ordinance No. 12-2012 the Zoning Map of the Borough of
Woodbury Heights is hereby amended to designate that land and premises
known as Block 80, Lot 1 of the Official Tax Maps as within the RM
Residential Multi-Family District, thereby repealing its former designation
as located within the RA Residential Age-Restricted District.

(2) Pursuant
to Ordinance No. 15-2013, the Zoning Map for the Borough of Woodbury
Heights is hereby amended to designate that land and premises known
as Block 91, Lot 6 of the Official Tax Maps as within the Residential
Multifamily Affordable (RM-2) District, thereby repealing its former
district designation.

(3) Pursuant
to Ord. No. 4-2020, the Zoning Map and this § 70- 10 of
the Code of the Borough of Woodbury Heights is hereby amended to designate
that land and premises known as Block 84, Lots 6 and 8 of the Official
Tax Maps as within the newly created AH- Affordable Housing Overlay
District.
Zoning district boundary lines are intended to follow street
center lines, railroad rights-of-way and lot or property lines as
they exist on lots of record at the time of enactment of this chapter
unless otherwise indicated by dimensions on the Zoning Map. Any dimensions
shown shall be in feet and measured horizontally and, when measured
from a street, shall be measured from the street right-of-way line
even if the center line of that street is used for the location of
a zoning district line. The exact location of any disputed zoning
district boundary line shall be determined by the Board of Adjustment.
The zoning standards, controls and designations apply to every structure,
lot and use within each district, and the district lines extend vertically
in both directions from ground level.
