For the purpose of this chapter, the following definitions and those contained in § 236.02 and Ch. 703, Wis. Stats., shall apply. Other words shall be presumed to have their customary dictionary definitions.
CONDOMINIUMS
Property subject to a condominium declaration established under Chapter 703, Wis. Stats. and any subsequent revisions.
CONSOLIDATION
Consolidating two or more parcels, whether defined by certified survey maps, subdivision plat(s), condominiums or by recorded deeds, shall only be accomplished by a certified survey map, subdivision plat or condominium and the subsequent recording of a new deed(s) for the resulting lot which shall indicate single ownership.
COUNTY LAND DIVISION REVIEW GROUP
County Land Division Review Group shall consist of the County Surveyor, Register of Deeds, Planning & Zoning Office, Treasurer's Office, GIS Office and the Highway Department. The County Land Division Review Group shall review all subdivision plats, County plats, certified survey maps and condominiums for compliance with all County ordinances and state statutes and submit findings to the Planning and Zoning Administrator.
COUNTY PLANNING AGENCY
The Adams County Planning and Zoning Committee, as authorized by §§ 59.69 and 236.45, Wis. Stats.
COUNTY PLAT
A division of a lot, parcel or tract of land by the owner thereof or the owner's agent, where:
A. 
The act of division creates nine or more parcels between 1 1/2 and 15 acres in area; or
B. 
Nine or more parcels between 1 1/2 and 15 acres are created by successive divisions within a period of five years.
LAND DIVISION
A division of a lot, parcel or tract of land by the owner thereof or the owner's agent where the act of division creates one or more parcels, including remnant parcels, of 15 acres or less in area.
REMNANT PARCEL
That portion of an existing parcel which remains after the subject parcel is removed.
REPLAT
The process of changing, or the map or plat which changes, the boundaries of a recorded subdivision plat or part thereof. The legal dividing of a large block, lot or outlot within a recorded subdivision plat without changing exterior boundaries of said block, lot or outlot is not a replat.
SUBDIVIDER
A person, firm, corporation and/or their or its designated agent initiating the creation of a land division.
SUBDIVISION
A division of a lot, parcel or tract of land by the owner thereof or the owner's agent for the purpose of sale or building development, where:
A. 
The act of division creates five or more parcels or building sites of 1 1/2 acres each or less in area; or
B. 
Five or more parcels or building sites of 1 1/2 acres each or less in area are created by successive divisions within a period of five years.
