The Planning Board may reduce the distances referred to in paragraph
D3 by not more than 1/3 if there is an angle of 20° or more between
the buildings and if extensive landscaping or buffers are placed between
buildings. Said deviation shall be considered a design standard waiver,
which waiver shall be granted where the deviation encourages creative
and innovative design.
