This chapter shall be known, referred to and cited as the "Land
Subdivision Ordinance of Rock Hall, Maryland."
This chapter shall apply to the incorporated territory of Rock
Hall, Maryland, and to the land within one mile of the corporate limits
and lying within the area encompassed by the adopted Major Thoroughfare
Plan of the town. The regulations contained herein are adopted under
the authority of Article 66B, Code of Public General Laws of Maryland,
as amended, and shall be in addition to any regulations pertaining
to land subdivision promulgated by the State Department of Health
or other agency of the State of Maryland, and in the case of any conflict,
the more exacting regulation shall prevail.
This chapter has been established for the purpose of guiding
and accomplishing the coordinated and harmonious development of the
Town of Rock Hall, Maryland, and its environs, in order to promote,
in accordance with present and future needs, the health, safety, morals,
order, convenience, prosperity and general welfare of the citizens
of the Town. In the accomplishment of this purpose, the regulations
as herein established provide for, among other things, efficiency
and economy in the process of development; the proper arrangement
of streets, in relation to each other and to the existing and planned
streets and other features of the Comprehensive Plan of the Town;
adequate open spaces for recreation, light and air; the convenient
distribution of population and traffic; adequate provisions for public
utilities and other public facilities; and other requirements for
land subdivision which will tend to create conditions favorable to
the health, safety, convenience and prosperity of the citizens of
Rock Hall, Maryland, and its environs.
