The purpose of the SAH District is to provide for the construction
of multifamily age-restricted dwellings, and to create a realistic
opportunity for the construction of a project that will help satisfy
a portion of the Township of Washington's very-low, low-and moderate-income
housing obligations under New Jersey's Fair Housing Act, N.J.S.A.
52:27D-301 et seq., applicable regulations of the New Jersey Council
on Affordable Housing, N.J.A.C. 5:93-1 et seq., and the Mount Laurel
doctrine.
Multifamily age-restricted residential units: 100% affordable
housing.
A maximum of 80 multifamily units are permitted which shall
consist of 100% affordable housing.
The following area and bulk regulations shall apply:
A. Minimum lot width: 100 feet.
B. Minimum lot depth: 135 feet.
C. Minimum side yard setback: 50 feet.
D. Minimum front yard setback (Rt 42): 50 feet.
E. Minimum rear yard setback: 50 feet.
F. Maximum building coverage: 35%.
G. Maximum building height: 40 feet.
Fencing shall be permitted in the front yard to enclose stormwater
management facilities. The fencing in a front yard may not exceed
four feet in height, shall be aesthetic and appropriately landscaped
to screen the fencing and stormwater management facilities.
Recreational facilities shall be provided and shall be appropriate
to address the needs of the residents of the age-restricted community.
