A. 
By authority of the resolution adopted by the Town Board, pursuant to the provisions of Article 16 of the Town Law, the Planning Board has the power and authority to approve plats for subdivisions within the unincorporated area of the town.
B. 
It is declared to be the policy of the Town Planning Board to consider land subdivisions as part of a plan for the orderly, efficient and economical development of the town. Land to be subdivided shall be of such character that it can be used for building purposes without danger to health, or peril from fire, flood or other menace. Proper provision shall be made for drainage, water, sewerage and other needed improvements. The proposed streets shall compose a convenient system conforming with, and properly related to, the proposals shown on the Master Plan as it is adopted by the Town Board. Streets shall be of such width, grade and location as to accommodate the prospective traffic, to afford adequate light and air, and to facilitate fire protection. If applicable, open areas (resulting from cluster development), park areas of suitable location, size and character for playground or other recreational purposes shall be shown on the subdivision plat.
C. 
Should any of these regulations conflict or be inconsistent with any provision of the Town Law, the more restrictive shall apply.
D. 
In order that land may be subdivided in accordance with this policy, these regulations are hereby adopted.
