A. In the best interests of the Town of Mount Airy and
to assist the subdivider in harmonizing his interests with those of
the Town of Mount Airy, the following regulations are adopted in order
that adherence to same will bring results that are beneficial to both
parties. It is deemed necessary to establish minimum standards for
the design and development of all new subdivisions in order to eliminate
piecemeal planning, insure sound community growth, assure and safeguard
the provision of quality facilities, protect the interests of the
home owner, the subdivider, and the local government.
B. It shall be the duty of the Mount Airy Planning Commission
and the Town Council to require that all regulations set forth in
this chapter be complied with, before giving their approval to subdivisions
as defined herein. It is the purpose of this chapter to make regulations
and requirements for the platting of land which the Town Council of
Mount Airy deems necessary for the health, safety, and general welfare
of the citizens.
C. These regulations are designed to provide for the
control of erosion and sedimentation; the protection from flooding,
the proper arrangement of streets in relation to other existing planned
streets and the Town Master Plan; the adequate and convenient placement
of public school sites and of open spaces for traffic, utilities,
access of fire-fighting apparatus, recreation, light and air, the
avoidance of congestion of population, including minimum width and
area of lots; protection of the Town water supplies, preservation
of wetlands, compatibility of site configuration and design within
surrounding areas and protection of the architectural character neighborhoods
and business districts within the community.
