A. 
Multiple-family development shall be regulated by this Subdivision and Land Development Ordinance.

B. 
"No parking" fire zones shall be required and delineated in such a manner as to allow emergency access to buildings and structures. The location and arrangement of such zones shall be subject to review and approval of the Township.
A. 
All mobile home park development shall be regulated by this chapter.
B. 
All mobile home parks shall be provided with public sewer disposal facilities and with either a public or centralized public water supply.
C. 
Mobile homes shall be separated from each other and from other buildings and structures by at least 30 feet.
D. 
In all parks accommodating or designed to accommodate 10 or more mobile homes, there shall be one or more recreation area which shall be easily accessible to all homes. The size of such recreation areas shall be based upon a minimum of 400 square feet for each lot. No outdoor recreation area shall contain less than 10,000 square feet. Recreation areas shall be located so as to be free of traffic hazards and should, where the topography permits, be centrally located.
E. 
Required setbacks, buffer strips and screening.
(1) 
All mobile homes and accessory buildings shall be located at least 50 feet from any mobile home park boundary line. There shall be a minimum distance of 30 feet between an individual mobile home and adjoining pavement of a mobile home park street or common parking area or other common areas. All mobile home parks shall be provided with a fifty-foot planting screen on all side and rear property lines. Such screen shall be provided and maintained according to Township standards. In addition, the mobile home park shall be provided with a durable six-foot-high solid fence, of chain link type with aluminum or plastic slating, or of cedar or redwood stockade type, along all side and rear property lines and 45 feet from such line. The fence and planting screen required above shall terminate 50 feet from any public road.
(2) 
The required yard area of all mobile home parks along public road frontage shall be provided with landscaping material, to enhance the parks' appearance. A Screening and Landscaping Plan must be submitted with the preliminary plan for review and approval.
F. 
Mobile home park street system. Within the mobile home park, all streets shall be owned and maintained privately. All mobile home parks shall be provided with safe and convenient vehicular access from abutting public streets or roads. Access to mobile home parks shall be designed to minimize congestion and hazards at each entrance or exit and allow free movement of traffic on adjacent streets. Within the mobile home park, safe and convenient vehicular access to each mobile home lot shall be provided. All streets within the mobile home park shall have a minimum road pavement width of 40 feet, but otherwise shall be designed and built to Township standards for local roads. Alignment and grading shall be properly adapted to topography as approved by the Township.
G. 
Required off-street parking areas. Off-street parking areas shall be provided in all mobile home parks for the use of park occupants and guests. Such areas shall be furnished at the rate of at least two car spaces for each mobile home lot. Required car parking spaces shall be so located as to provide convenient access to the mobile home, but shall not exceed a distance of 100 feet from the mobile home that it is intended to serve. Further, "no parking" fire zones should be provided at periodic intervals to allow emergency access to structures. Such zone location and arrangement shall be subject to review and approval of the Township.
H. 
Walks. All mobile home parks shall be provided with safe, convenient all-season pedestrian walks of ID-2 bituminous concrete or portland cement concrete of a depth and width approved by the Township, between individual mobile homes, streets and all community facilities provided for residents. Sudden changes in alignment and grade shall be avoided. If the walks are to be constructed in a right-of-way to be dedicated to the Township, portland concrete shall be required. A common walk system shall be provided and maintained between locations where pedestrian traffic is concentrated. Such common walks shall have a minimum width of four feet. All mobile home lots shall be connected to common walks, to paved streets or to paved driveways or parking spaces connecting to a paved street. Such individual walks shall have a minimum width of 2 1/2 feet.
I. 
Minimum lot requirements. Mobile home lots shall have a minimum width of 50 feet, and a minimum area of 5,000 square feet.
J. 
All storm drainage, sanitary sewer and water system improvements shall be done in accordance with Township standards even though they may be privately owned.
A. 
All nonresidential development shall be regulated by this chapter. This includes, but is not limited to, commercial and employment area development.
B. 
"No parking" fire zones shall be required and delineated in such a manner as to allow emergency access to buildings and structures. The location and arrangement of such zones shall be subject to review and approval of the Township.
C. 
In commercial areas, the development shall be designed with consideration of the following provisions related to site conditions:
(1) 
Efficiently laid out to serve the buying public.
(2) 
Controlled traffic circulation and parking.
(3) 
Efficient access and egress for delivery and pickup using large vehicles.
(4) 
Optimum design of the units in the commercial area from the standpoint of structural integrity and aesthetic appearance.
(5) 
Landscaping, screening and site architectural features supporting both site use and protection of the interests of adjoining property owners.
